So on this lelong case say final price landed at 580k-600k when someone bid for it. Then + all the MOT, Legal fees, settlements etc. Would easily hit 630-650k? net, the buyer at earlier launch still gotten better value just that he/she have paid for for loan/interests for years which might be an opportunity cost.Lelong still cheaper if can deal at least 10% lower than launching price, but normally in Rimbayu area the auction can deal with just 5-10% than current market price. |

![]() Btw, more illustration on upcoming commercial project available on rimbayu website now. Looking at the picture, high rise seems to be in the planning & one looks like AEON maybe they are hinting something? Good for the overall area vibrancy and value appreciation but also means the traffic will get even worse in next 10 years. |
