Rental 1.2 also being optimistic.

Rental for a terrace in the matured Kota Kemuning only goes for 1.2-1.5 max.

Exiting Canal City is a concern currently.

The existing exit point is not nearly enough. Cannot imagine how it would be when everyone moved in... 20,000 units....

Its open to any tom dick and harry. You dont have to buy a "membership" like other clubs and oay tens of thousand.

Just pay a small monthly amount liek 200$ for a family of 4.. less if you're single.

Rimbayu buyers get 1 yr free usage though.

Hmm... I'm tempted to go sub for my family, but worry I would waste my current golf club faclities/monthly fee... sad.gif

Yup, no exclusivity. If they do that, they might not meet overhead.

The "most expensive" rate is about 200 for family of 4 if i remember correctly. If for one person is like 80(?).

I might sign up for a year after i move in while waiting for the TA club to be up.

Went to the Club last weekend.

The membership registration counter there informed me...

For non-resident
1 pax = 120
2 pax = 200 (100 x 2)
3 pax = 240 (80 x 3)

Children below 12 free.

6. Affordable club? I doubt it. The Club is underwhelming. The Gym is very basic. The pool is also nothing to should about. The cafe is VERY disappointing. A decent club should have a better restaurant. I foresee membership dropping off after the 'free first year' users moved on.

The cafe is important.

A lot of (golf) club have decent restaurants. People can actually have a nice dinner there. Heck I've been to nightclubs with better restaurant then the sad canteen that is in the rimbayu club.

Also, its important for the club to have a healthy number of members, u want a low member club so you can enjoy the facilities... but if membership too low, they will not be able to have the funds to upkeep the facilities..

Its Kuala Langat.

Kampung area.

Sure alot of rempits, especially now that the place is under populated and less cars etc.

All new area thats close to kampungs suffers from the same issue...

It will slowly go away after it matures and more ppl move in....

I notice this as I'm going the opposite direction (from KK to Canal City).

This would have to be improved as it is clearly not sufficient to cater for the Canal City residents.

Currently only less then 30% of Canal city is occupied... once all the development is done.. there is about 20,000 house there... that same traffic light will turn into a 45 minutes wait

Yes just like KK, so lets wait another 20 yrs ....

more likely we should have a roundabout there, with 3 lanes (just like KK centre), 2 lane cannot. Last time KK with 2 lane roundabout also see 15~20 minutes wait
