Just to add, these were promotion package proposed to me in last 2 year:
  2017 - 5% rebate  (Price - 1M)
  2018 - 5% rebate + 20,000 (Price 1.1M)
  2019 - 18% (Price 1.1M but MOT need to pay)

These are units "hanging" due to ineligible loan, etc. But there are still takers. This is the 4th unit i have reviewed in the last 1 year. One of the corner unit was released and taken up within 24 hrs before i can arrange for viewing.

Yesterday i've  view 2 unit Periwinkle. Type A near to surau and facing house is 815k+MOT and Type B facing open space (near Penduline) is 850k+MOT.
This 2 unit has pro and cons. facing open space is near to main road actually, later got noise issue meanwhile facing house make you feel normal terres not semi-D.

"Semi-D", "Kota kemuning" are all marketing terms. The reality is different. I rejected the 1st unit i saw after realizing it feels no different from a terrace and never going to be kota kemuning. But after sometime i lowered down my expectation and waited for the right price/unit.

Another reason would be Tenby is nearby. Plan to start him there this year. This would be their 2nd intake. Oasis is nearer but above my budget.

Good information. I travel from Kota Kemuning to KL daily during peak hours. Generally, it takes me an hour regardless which was way i use (Kesas-Elite-Duke) or (Kesas - MEX) or (Kesas - KL/Seremban - Smart). Personally, i dont think WCE will shorten the duration as you need to consider both the traffic and distance.
