Hi all,

Just want to ask all the sifu, that when we do the water ponding test in the master bedroom toilet, we can only do it on the shower area? What about the dry area? No need to do at all? Any sifu got experience for this? Being fool by developers and duno what they are talking about!

I think what he means is water ponding test should include entire bathroom area (orange + red) instead of shower area (orange). Definitely not the area outside bathroom.

Tak boleh ka?

Bathroom WILL get wet, where got such thing as only certain area can get wet and others cannot. Especially look at the photo provided, its not a huge bathroom with clear demarcation for shower area.

Welcome to Kuala Langat. It's a norm around here.

Even worse if near Dengkil or Salak Tinggi (Bandar Warisan for example)

Landing approach and take off changes from time to time depending on the wind direction.

Good thing I'm going for laminated glass for all my windows then. It should help abit sweat.gif

understand it could take up to 3-6 hours for lamination work , however, it makes it a better HOME for you.
i am lazy too tough, touch here and there again after move in.
*
Huh?

Laminated glass installation should be longer then that considering you have to change the existing glass and likely the frame as well.

I have went around shopping a few window suppliers.. the glass are more or less the same, its the frame/lockign mechanism that differs. These guys stuff gave me confidence.

Mesh like Panther Protect, they use horrendous locking mechanism, even Arxtech/Optima uses much better locks.

High court auction = title issued and perfected. Transfer process will be direct without the need to go through developer. Caveat is possible.

Normal public auction = still master title or title issued but owner did not do perfection. Transfer process need to go through developer (or liquidator if developer already wound up). More complicated process.
*
"Perfection" new term for me... need to do some googling. THanks!

Not yet in progress. Just concerned that area can get quite congested with 2 schools. Starling is also coming up and with small built up, I doubt density will be low. Need to get more info from the Sa.
*
Dont get this the wrong way, but sometimes it can be hard to please ppl... tongue.gif

Some complain no schools in the area, others complain schools will be congested...

I suppose everyone wants easily accessible amenities but with zero traffic...

Yes you’re right. The sekolah agama is on the south of swans. The mosque will be built next to the integrated/ secondary school which is on the west of swans.

Often times its better to know what is the plan for any "open areas" near your house ahead, so that you wont get surprised/shocked a few years down the road.

That being said, the Canal City area (Rimbayu, Tropicana Aman, EcoSanc, G257) would need quite a few schools as I read somewhere in total the area will have nearly 20,000 units there. THats nearly double the size of Kota Kemuning. Heck I would be expecting a private hospital in Canal City as well..

Where did u get the data that KK population is 200k though? Just curious
*
Huh? 200k ppl? Which fella simply tembak that without thinking? Their houses must be quite big to fit 20ppl in each house.

Not to mention Subang Jaya has 650,000 ppl in a 70sqkm area
With KK supposed having 200,000 ppl in a 1854 acre (7.5sqkm).. its about 3x more dense then Subang Jaya.. laugh.gif laugh.gif

The township consists a total unit of 10,047 with a gross development value of RM3.6 billion. Kota Kemuning is a mixed development consisting of residential, commercial, and industrial components. The residential units offered for this development are bungalow lands, bungalow homes, semi-detached homes, double storey link houses, condominiums, apartments and town houses. As for the commercial developments, there are the new community shopping mall Gamuda Walk – the heartbeat of Kota Kemuning – along with shop offices, kindergartens, and petrol stations, while the industrial development comprises of industrial land, semi-detached factory, and terrace factory. Caught by surprise indeed. Oh well, let’s just hope for the best for this mega township by all 4 developers. A private hospital would be a great idea and more police doing their rounds at neighbourhood area.
*
Well, Kota Kemuning/Bukit Rimau have one private hospital (Columbia) serving them, its not the biggest by far though. I would say just enough for local community needs. But the police station situation is dissapointiing, there is like a small police "pondok?" in KK only, its in a corner shoplot. I wouldnt call it a full fledged station.

In future, hopefully a police station, a hospital and perhaps a petrol station materializes in this area. But maybe that’s like more than 5 years down the road
*
I did see 2 petrol station in the plan, thats located above TA's Sinaria, near the new Chinese School there. Not sure when it will materialise though
