negligible benefit.

let's say you need to travel from Rimbayu to one utama/kota damansara, from elite to NKVE is the easiest way.
If you need to connect to DASH, you need to travel until Denai Alam area, which you still need to from elite to bukit jelutong exit, no point to go via DASH highway.

The only FH land nearby is own by southern acid, but they still doing palm tree plantation, maybe after 10 to 20 years, the land price here is super high, they will sell it

depends on which project.

Commonly is RM 100-120 per month, if low design project, the monthly security fee is around RM 170.

Still much cheaper than other developer project which all of their project is under Strata title.
IJM wisteria I am not sure, since it is the only strata title for Rimbayu at this time.

I don't think ES, TA, G257 still willing to chip in money for build a flyover, and IJM also unlikely to build the flyover by their own cost alone.


The WCE exit link to Rimbayu also haven't approve and finalize, govt have no any funding for this highway exit link, and 4 developers hardly to agree to build this by their own cost, since Canal city already link to Elite and SKVE, already helping them to promote their projects.


We still need to wait gov funding, unless any of them acquire new land in this area, then they might willing to chip in and boost their new development.

The dilemma to get a strata title and non strata title.

But really like the environment in strata title landed township, cant simply renovate and repaint the exterior, the whole township cant be rainbow color after few years.

Sometime i cant understand, why the beautiful European design, someone will repaint it with the color look like temple.

I am targeting IJM subsales, also see some negative comments from some buyers, and one of the ex SA.

For workmanship, now many developers provide the worse quality than their previous project, water leaking, hairline crack, bad paintwork is quite common for new project nowadays, my friend got from ES also bathroom leaking, and some bad paintwork. But what i heard the IJM and ES both provide better after sales services.

Gamuda still many peoples commented their workmanship is good until now.

Last time the SA told me this area will for new strata title housing.

But as now economy is not so good, i think IJM will focus on their starling project 1st, before launching the new strata title.

Also IJM preparing on their new commercial park, so i guess next focus will be commercial also.
