Any comment about Perennia and Chimes? In terms of workmanship and living environment, interested to get a subsale unit here. How about noise?
Since both Perennia and Chimes is quite close to commercial area & shop, and also that is one place for prayer located at Chimes.

My current house quite near to a temple, around 500m, sometime can hear a sound if they have an event. Not sure how about Chimes and Perennia, especially before MCO.

land sinking issue only happen in certain unit of Chimes , right?

standard price should be around 0.15 to 0.20 per sqft.

I checked with my friend, he still no need to pay since developer provide 3 years free maintenance fee, after that should be around RM 300 according to my friend who stay in Wisteria

But i think wisteria is not worth for that price, you can consider TA Elemen, bigger built up, better design.

For auction unit, you need to make sure your profile is strong enough to get the loan approval, you need to settle all process within 90 or 120 days, subjected to the t&c, if unable to do so, your deposit (5 or 10%)will forfeit.

The lawyer you have to choose someone have experience in handling auction unit, if not, once the process delay, your deposit will forfeit. The lawyer who handle only subsales and project sales, they might dont have the clear idea, how to follow up, and how long the process needed fot every step.

If you unable to settle on time, make sure you have cash to settle the outstanding balance, if not says goodbye to your deposit.

Other additional cost such as outstanding maintenance cost will subjected to every single case, some included, some partially included, some excluded, better to have agent can help you check everything clearly.

Developer still have unsold corner lot penduline, if you want to sell, must make sure much lower than developer unit.

But developer selling over 1 Mil nett price for their type A type B corner.

As long as their project not difficult to sell, unlikely they will spend additional money for those flyover/ direct access to highway.

Especially Eco world and gamuda almost finish their development in Canal city, only IJM and Tropicana still have plenty of land.

You can refer to other new developments, normally those direct access will plan during early stage, to attract buyer.

If corner just for gardening , actually you can see nowadays less people will do so.

1 mil budget, people will comparing the similar price range.

If Penduline corner so worth it, then developer unit should sold out easily.

Starling end lot really hot selling, because with those Budget, no much better selection can get, when up to 1 mil, many selection

Sencilia also have the corner feeling, with nice environment, just the built up too small, and the high monthly maintenance cost.

Hopefully you can get the buyer asap

no much difference, now most of the township still need to pay the toll, or you need to spend longer time in traffic.

sometime by comparing the waze, just 5 minute time difference, i still go for toll charged route, because toll free route might not just need additional 5 minutes time, sometime still need another 5 -10 minutes because of traffic light, and traffic build up, unless i really have too much free time.
