Missed out Villa Mutiara Service Apartment, the station is directly infront of Kompleks Mutiara. Definitely offices and the retail will benefit from this property

Ok, De Tropicana, Kuchai Avenue, Dynasty Garden and Arte Kuchai also around 850-950m walking distance so I will delete it from the list..Central Residences still retain as walking distance to the station is 500m, hopefully the developer can build the bridge across the road.

Don't get me wrong still more than a km for central residence. The most nearest is Kuchai Entrepreneur business then follow by Kuchai avenue and De Tropica.

New mrt is also managed by Prasarana like lrt. Maybe new train in the first few years will do well, down the road hard to say. Hope they step up the game.

They can't manage the sri petaling line extension line for now as there is frequent breakdown of the trains.

Last Friday, passengers heading to Sri Petaling line was stranded for hours as there was no train heading to Sri Petaling.. and this incident is not the 1st time to happen.. doh.gif

Hope they buck up the service for the MRT blush.gif

LRT is 30years technology and where else KTM is serving as intercity and didn't go to many prime destination.

MRT is to serve public transport for next 50-100years and linking current and future development such as Dsara City, KL118, Kwasa, TRX and BM that will be developed for next 10-30years.

agree with this... kind of similar when they dont mention exact location in ad, or mention something like "cyberjaya south" or whatever else north/south etc... end up wasting time, both agent and buyer... also I personally stay away from these because it makes you feel cheated.

New property yes. probably all kena hype up the pricing. Maybe still worth looking at desperate subsale owner willing to dispose their unit. but you have to hold for 5 years at least.
and yes you are right. need to wait MRT2 fully operational then only can see the price of property will follow.

Amidst the cloudy market climate, 141 of 507 condominiums in Kuala Lumpur that recorded sale transactions last year had enjoyed positive price growths ranging between 2.1% and 14.9%, according to the Kuala Lumpur Property Market Report 2016 by the National Property Information Centre (Napic).

Among those 141 projects, five saw year-on-year (y-o-y) double-digit growth in their average absolute transacted prices. Topping the list was One Menerung in Bangsar with a 14.9% hike, followed closely by Intan Apartment in Setiawangsa with a 14.5% growth and Sang Suria Condominium in Sentul with a 13.5% growth. Putra Apartment in Setiawangsa and Desa View Towers in Melawati both achieved a 10.5% and 10.1% rise respectively.

For Sang Suria, its continued popularity is also due to its proximity to the Jalan Ipoh Mass Rapid Transit (MRT) station, which is part of the MRT Line 2 (Sungai

For the whole KL only 5 projects yoy growth double digits, average 506psf inclusive large unit, and this price is before mrt2 complete, you can see the list on the first page, really not many project within 500m walking distance to the station...another project m looking now is Plaza 393, Cheras..damn! Many staffs nearby want to rent, high demand no matter Bangla or local

I cannot believe Desa View Tower rank among top 5. So secluded eerie looking area.

I have stated before in other thread. Sang Suria even though older is priced higher than Rivercity. Maybe people prefer peaceful place.

The five steepest dips were experienced by Platinum Lake PV10 in Setapak at 11.7%, Abadi Indah Apartment in Taman Desa at 9.2%, G Residence in Desa Pandan at 8.9%, Seringin Residences in Kuchai Lama at 8.4% and Idaman Residence @ KLCC at 8.2%.

Desa View few yrs back after changed management improve a lot, as it build on hillside some unit facing unblock stunning KLCC view, here you can breath a fresh air as it just next to forest reserved bukit tabur..recently Sime Darby Melawati Mall just open, price from 280k become 340k consider very reasonable, acceptable

Sang Suria more peaceful place, Rivercity also not bad full of amenities within walking distance.

How to differentiate high end properties in malaysia? Properties itself, location, pricing or the residents stay inside? Deseparate unprofessional agent more than deseparate seller now, trusted property website simply allow agents post misleading info is one of the issue..if they patiently follow bank valuation situation will become better

I dun follow the rest but G resi definitely achieved double digit growth from purchase price...maybe not 50% or 30% nia...not exactly owner needs to pay out of pocket to give big angpoh to subsale buyers.

p/s - only the naïve to think price always go up. its true for longer term (10 yrs/20yrs) but not 1 or 2 years.

property being a non liquid and tangible assets, cannot always generate short term windfall de. I guess you already knew that.

Now, in Klang Valley as too many Condo developed, very near to MRT station/track for convenience purpose.
But If you have condo and living too near to MRT track, also become a healthy issue as MRT create noise annoying especially at night time ( become sleepless night). Also sometimes You can also feel the vibration when the train passes by.
So will the value of this kind of condo depreciated? icon_idea.gif

LRT has greater railway noise as compared to MRT.. one is old approach for the runway and another is by magnetic, hence the noisy you heard even at MRT waiting platform is kinda minimal.. there are extensive retrofitting of existing MRT railway structures as well.. hence too near / doorstep maybe is just very zap, but walking distance is definitely good for long run.. smile.gif

They will add mrt noise barriers if too close to the building and it stop operate after 12am..how become sleepless night?

sometimes MRT can operate at 1am if there is special day for malaysia.
also MRT operate start at 6am usually, so cannot sleep further like me like Rooster biggrin.gif biggrin.gif

I think most effective sound barrier is Covered Sound Barrier which is built when the rack near by to condo which i hv seen in HK
For malaysia i dont think so, the level of noise still there

Not sure how Suites Starz, Central Residences can be called walking distance. From Propcafe's review https://propcafe.net/propcafe-review-suite-starz-kl-south/ it is a good 1.5km away.

Lakeville I think been discussed in the thread. Unless they build a bridge (where seems impossible as the lake is belonging to other developer), how to walk?

It will be more meaningful if the list above include a walking distance. Personally anything above 500m (unless it is covered walkway) is not a comfort walk.

All kena tipu by the agents.

Starz & Central Residence need a bridge across the road. Then pass by cemetery area as well. Well certainly not 500 meter at least for Starz as it is located further away.

Lakeville inside 500 meter if able to fly over the lake. tongue.gif If able to walk around also definitely more than 500 meter.

Told by agent is another issue but being prospect buyer, need to perform own due d. nowadays with forum, internet and so many portals feeding information, I am surprise buyers didn't take advantage of this. Agents/ developers also need to be more professional and get their facts accurately represented

Not just MRT, I am also speechless about the "hyped" mall in Sentul where literally is non exist up to today.

Please come back to the point. Agents need to provide added value service before being paid. if they are misleading the prospect buyers and potential causing a great losses to them due to wrong information, you still expect us to pity them not able to close deal?

In any cases, any potential buyers should not listen to agents alone.

Some dev also can't delivery what they promise before, as I say proposed can be cancel, under construction can be abandon, all info only for references and buy at own risk, even I myself read propcafe for references only biggrin.gif

Pano nearest is Mutiara Kompleks Station, RiverCity should be nearer to the one at Viva Residency.

Viva Residency and Villa Mutiara is the one DIRECTLY benefitted from MRT. No brainer.

Pano is just trying to use MRT as catalyst, too high entry price. Trying too hard with all kind of promos

The rental definitely will be 20-25% higher than older development hence, the affordability market has been further reduced.

As opposed to Subsale Units like Mutiara Kompleks, iProperty could find RM400k for 900sqft which around 440psf. Assuming 90% loan, the monthly installment work about RM1650, once MRT is ready. I Believe the rental could fetch RM1800-2000 easily furnished. Of course if you can find cheaper units, that would be better. That would be a passive or break even income if including maintenance. New development can't even break even the rental vs installment.

Look at Fennel and Capers which is near to KTM, LRT, and future MRT. How is the performance, even latest block launch of Fennel price has been REDUCED compare to 3 Years ago. The early adopter is cursing now.

Viva Residency launched at RM220psf, now asking RM600psf. Completed in 2009.

Nowadays, so long it is a Condominium, anything 1000sqft will hover around 300-400psf, Lucky if can fetch 400-450psf.

For Menara KLH, RM300-400k for MRT walking distance, its fair for the price. Even walk up flat nearby LRT is asking RM200k.

This one is correct. However at this Jalan Ipoh stretch now... if you are buying subsale, you need to wait for 4-5 years before can enjoy the spillover of the MRT2 especially if it is the elevated stretch from the traffic congestion, noise and dust especially during the peak. The tenant also will prefer to rent unit facing away from the construction site or avoid renting here due to traffic congestion. Basically what are you buying is TIME. wink.gif

A lot of time when when we buy property from developer it is not only for new factor but many other factors such as
1. More efficient unit layout
2. No legacy issue such as bad maintenance, accounting, strata title transfer. For example are the condos have sufficient sinking fund for upgrade?
3. Better designed common area, facilities, carpark etc. Some with rooftop facilities for modern living lifestyle.
4. Better façade

Viva I think is better managed, better located and lower density than PM despite both are +/- same psf during the launches. PM sad to say.... remain as low-medium cost apartment grade.

Most people would know, that I love to buy properties around public transportation. Today, there are several type of train connectivity around Klang Valley, namely LRT, MRT, KTM and monorail. So how do you know what price to pay for these properties? Here's my take on what a condo should priced when we look at subsales :

- LRT Putra : RM650-RM700psf max

- LRT Star : RM600 psf max
.
- KTM : RM350 to RM400 psf max

- MRT 1 : For now its RM600psf max altho this could be RM700-RM800psf in the next few years

Those who have attended Sarjana Hartanah will know the real answer behind this logic. We gauge the value based on connectivity to work areas, malls and public areas and of course, rentability. Personally for me, properties around MRT has got bigger upside than LRT as it has better connectivity hence why this year my clients and myself today only buys properties that has MRT connectivity. To me it made limited sense to pay RM550-RM600psf for property with LRT 3 or paying RM550psf to stay walkable to to a KTM station. Worst is to pay RM600-RM700psf on property with zero train connectivity.

Its not that these properties doesnt exist, its just that they are harder to find and you need knowledge to spot them. Then the standard question that I normally get is that properties along MRT is soo expensive? I asked back, are you sure, as my team and I have been able to spot 3-4 properties walkable to MRT, as low as RM430psf only like these 3-4 properties in BBV?

Those who have attended Sarjana Hartanah will know the real answer behind this logic.  We gauge the value based on connectivity to work areas, malls and public areas and of course, rentability. Personally for me, properties around MRT has got bigger upside than LRT as it has better connectivity hence why this year my clients and myself today only buys properties that has MRT connectivity. To me it made limited sense to pay RM550-RM600psf for property with LRT 3 or paying RM550psf to stay walkable to to a KTM station. Worst is to pay RM600-RM700psf on property with zero train connectivity.

Its not that these properties doesnt exist, its just that they are harder to find and you need knowledge to spot them. Then the standard question that I normally get is that properties along MRT is soo expensive? I asked back, are you sure, as my team and I have been able to spot 3-4 properties walkable to MRT, as low as RM430psf only like these 3-4 properties in BBV?

Dsara Kampung Selamat not the interchange rite? In 2021, Kwasa Damansara wil scheduled open and b the interchange for Kajang and Putrajaya Line

Last weekend many ppl take MRT to Velocity, walk across the new sky bridge, all come in from the Family Mart entrance, very crowded..and at the same time Family Mart queue very long for Matcha ice cream !

sorry my mistake. you are right. Kwasa Damansara will be the interchange station for MRT1 and MRT2 line.
