506psf......lower than most YTL east condos no?

even rica and others along jln Ipoh selling much higher than 506psf.

I dun follow the rest but G resi definitely achieved double digit growth from purchase price...maybe not 50% or 30% nia...not exactly owner needs to pay out of pocket to give big angpoh to subsale buyers.

p/s - only the naïve to think price always go up. its true for longer term (10 yrs/20yrs) but not 1 or 2 years.

property being a non liquid and tangible assets, cannot always generate short term windfall de. I guess you already knew that.

its not about how close to the station. Those next to MRT track also suffered I believe and its the worse of all......next to track but not next to station.

to be honest, I don't know how noisy mrt is. Even when I buy MRT related project, I will buy those units face away from Mrt.

Lakeville I think been discussed in the thread. Unless they build a bridge (where seems impossible as the lake is belonging to other developer), how to walk?

It will be more meaningful if the list above include a walking distance. Personally anything above 500m (unless it is covered walkway) is not a comfort walk.

it's like comparing apple to orange, yes fruit, but totally different kind of fruit.
i think in future, potential buyers/tenants would definitely choose newer developments to stay in,
newer buildings, betters facilities & services.

what they cant fight with newish factor, they can fight you with asking rent.

not all tenants are looking for newish factor. Ultimately they are more concern about rental.

Bangsar uoa....commercial also nor seeing dayligh
Pasar seni...commercial wong or not? I dun feel it.

I would say that buying popety next to light train transportation is almost complusory jor...

But dont lose sight on train station.....make sure facing is important as well.
