Oversupply of shopping mall, disposable income rise slower than inflation, many are burdened by housing loan repayment and erosion by online purchasing.

That's true. Let's see how long before we have those supermarket/departmental stores with IoT like China & Singapore. Staffs new role would be limited to task like restocking the shelfs and fulfilling orders within the nearby delivery zones.

grabfood also got their products from these restaurants lah…...biz still the same macam more takeaway less dine in. of course advantage is for individual setup restaurants then those in mall, but 90% of malls restaurants are franchises anywhere.

the only complaint restaurant got is their project margin has been slashed by 20 to 25% commission picked by grab. this is a huge margin foregone n they will have to make it up somewhere

The fact is, this mall had a few false/failed start in last few years. Until the mall is in operation, many retailer and eateries are unlikely to commit. Without enough retailers and eateries, the mall is unlikely will be popular with shoppers. If the mall is unpopular with shoppers, retailer and eatery are unlikely to be interested. This mall is almost certain gg by default.

Given there are a few office towers in the vicinity, the mall could become a lunch place for office bees.
