Do your community pay last 2 years?

RA has not take over officially. Based on the aging account, it seems 80% r not paying.

In order to legalise the guard house & fencing, I think your RA may need to go door to door explain to the residents, at least 75% required understand from Bro Daniel, get developer to step in as they propose to help.

After legalise the facilities, check if there is room to lower the maintenance fee to encourage more residents to join. How much maintenance fee need to be paid currently, is it exorbitant?

For those not participate for the scheme, the following scenario in a decided case may be applicable.


At a meeting held on 21 July 2007, the residents of the housing estate had unanimously agreed that those who do not pay for the security and maintenance charges will not enjoy the facilities provided by the guards at the gate or the
security facilities

If the maintenance fee not too high the residents may pay in order to avoid the hassle of opening gate barrier by themselves every time they go in and out of their own housing area.

If based on GVH brochure, GVH& Semenyih residents can go to EKVE directly, but EKVE only good for people want to go to Ampang & Hulu Langat area, to go to KL longer distance and costlier.

true...ekve wont be cheap...i believe at least RM8 per way...not for daily use.

The sunville project there suppose have link to saujana but the link is half baked only . In between there is private land between sunville and saujana area

why rm8?lol....if rm8 nobody will go..i believe rm2.50-rm3.50 reasonable

I presume should be around 15cents per km? if 25km should be around RM3.50 - RM 4.00 per trip.

Currently Ph 1 (semi d a s ZL) is paying rm240 mthly n Ph 2 (superlink) is paying rm130 mthly.
We are curious why the variance is big.

No way to reduce as the total collection (100%) is barely to cover the expenses. In fact we are intended to revise the rate.

Our security services is paid at rm8 per hr.

I wish my condo guards are as good as yours

alr fired through 3 companies already this year we have a very good head of security on the committee la.

ic, one of the major problem is the cooperation of the residents la. Spoken to the guard, they also hard to do their job.

Strict also complaint
Some may threaten stop paying or report police .

Bukit Sg long 1 also semi d and terrace paying different rate.

If RM8 per hour with 3 guards per shift, security fee after GST with 10% buffer approximately RM20K per month, how many semiD & superlinks in your area?

Ya normally based on land size.

human nature , always wants it strict, cheap/free, but some always like to be lenient to themself but strict to others and break the house rules
