QUOTE(pinksapphire @ Mar 29 2021, 04:48 PM) I'm thinking the same. I hope they don't finish building it so fast actually, lol...when is the estimated completion, anyone knows? My dua sen as a Trion 2 owner:True...it's just a matter of whether they can stand the test of time through this cycle. Resilience is built on tough times. If I look at the longer term, I'm counting on the area to be developed over the time and have higher appeal eventually that will lead to its sustainability. Otherwise, very risky already given the fact that most working professionals and higher income earners are already lesser now for that area. Since not all owners are active in this thread, can those who are share some insights from the topics of discussions within, that may be beneficial for us all? Trion/Trion 2/One Residence@CSL will greatly benefit from two main things: 1) Bandar Malaysia 2) DBKL's plans to revitalise the area from its current status as industrial area into a commercial/business hub those two are unfortunately long term things that will heavily depends on government actually following through with their plans 😅 so it'll be difficult without political stability as far as prospects go there are some potential benefits from the fact that KL CBD is still surviving well and TRX + Menara 118 are both still going to be major places of business for white collar professionals like bank and insurance company employees, who would be attracted to the kind of amenities the above 3 mentioned properties have/will have. Short term rental can also benefit as KL remains a favourite tourist destination, but this is subject to borders reopening. This post has been edited by DragonReine: Mar 29 2021, 05:34 PM |

QUOTE(pinksapphire @ Mar 29 2021, 07:52 PM) Food for thoughts, TRX and 118 occupancy in the future, 5-10 years span may not be as ideal as companies are increasingly recognising WFH. Probably still sizeable number of companies may still choose to rent, but for sure the demand won't be as high as before. Same principle goes for all the other offices nearby KL City. I'm just hoping for sustainability in the future, won't even dare to think about appreciation. Sustainability should be ok, even as big companies work to make WFH more viable, there's still a need for centralised offices because honestly, there's still an image thing XD CEOs from massive corps would still like their nice big offices especially if they're from "conservative" industries like O&G and finances. Petronas, BSN, PBB, OCBC, GE, HSBC, Prudential, Affin etc. aren't going to abandon their HQs in KL so easily haha especially when these buildings are often landmarks themselvesAnd I concur on the future development plans by Gov. If they decide to screw the long term visions, then we're toast. But given the interests at stake with these developers and more, probably Gov will think twice before going back on their commitments, fingers crossed. I do believe that there's a decent chance to beat inflation at the very least hahahaha This post has been edited by DragonReine: Mar 29 2021, 08:22 PM |

QUOTE(pinksapphire @ Mar 29 2021, 09:20 PM) Yeah, I'm honestly betting on that "image" thing to make sure they keep the need of having a presence for brand building. It's not cheap to spend money on keeping the office ops going, lol At this price range most probably have to wait a decade to appreciate I'll take it that most of the owners here are set in keeping this for 10 years, lol pinksapphire liked this post

QUOTE(DesRed @ Apr 21 2021, 11:02 PM) Not so much on image, but it really depends on the management's (and employee's) view on work arrangements regardless if it's a local company or a foreign MNC plus other factors as well. I've known acquaintances working for companies that insist on employees to continue reporting to work during MCO 2.0 and they provided interstate travel letters for this and there are those who are fortunate enough to work for companies that prioritise WFH from the start of the 1st MCO until now. Not many companies willing to invest in the technology for WFH arrangements. A lot money has to go to build a robust cloud and security, especially if sensitive data and finances involved. Then there's the need for employees to have a steady internet connection, which isn't always possible even in middle of KL because our telcos s u c k 🤣🤣🤣Then there are individuals who still prefer returning to work either because they prefer socialising and working in an office setup, their current accommodation isn't conducive for WFH or for other reasons. My take is that larger corporations and MNCs may move to a hybrid physical and WFH arrangement in the long run, but for local corporations where the management still want to keep an eye on their employees and had the need to randomly prompt them for urgent matters, well, I don't see them embracing WFH anytime soon. Many Malaysians unfortunately aren't that IT savvy too, especially if they didn't grow up learning the technology, so need time and money to train them. For the most part smaller companies especially it's too expensive to justify the difficulty of keeping profits consistent, at least in current environment. |

QUOTE(pinksapphire @ Apr 26 2021, 02:24 AM) I'm just thinking, is there a delivery system for parcels/food for those in super high floors? I can't imagine taking lifts to go up and down each time *gasps* let's pray that by the time VP, it's a pandemic free era + maybe delivery drones are commonplace haha |

QUOTE(honsiong @ Apr 26 2021, 09:29 AM) So I tried walking from Trion site to Chan Sow Lin LRT, the only possible route is through Jalan Satu - CSL, where you need to walk through this underpass with no lighting. No proper pedestrian zebra crossings either. 10 mins walk. Me 😅 Tested during my Trion/Trion 2 survey. Also drove by this path at night. There's SOME lighting from streetlights, but still dark. It's walkable but not luxurious walkable LOL. Still better than some places, no zooming traffic *cough* rn osc@r *cough* but I suspect this area will be one of the first to get improvements once MRT2 complete since MRT2 station is nearby, off to the right on your pic. Not gonna bet on it tho.![]() Since they have < 10-20 units available, I guess it still sold very well, how many buyers have tried walking to LRT station themselves? Trion does have a dedicated shuttle van, so I guess that offsets the concern about lack of lit pedestrian pathways. QUOTE(pinksapphire @ Apr 26 2021, 01:41 PM) Aiks, sure ah? Thought I read somewhere got. You're right, let's hope drones are allowed by then, lol They have legit serviced apartment facilities la like laundry service and food delivery from the attached Mercure hotel. Downstairs got retail facilities (mall?) too. I don't recall got system for outside delivery to doorstep, but I could be wrong. This post has been edited by DragonReine: Apr 26 2021, 02:41 PM |

Already level 66 on Block A
Pretty impressive speed considering MCO delays, let's pray that it doesn't encounter the same issues that plagued the "early VP by 13 months" CitiZen 2 |

QUOTE(pinksapphire @ Dec 28 2021, 07:02 PM) Shoddy workmanship like leaking roof, broken doors, cracked window, slow rectification of defects/no response to fix defects etc. and the issue went viral on social mediaThe claim was that MCO delayed works and apparently the manager in charge of following up on defects resigned and no replacement until much later. To their credit, at least they made public their rectification works, including before and after: |

QUOTE(Aldo-Kirosu @ Aug 11 2023, 03:44 PM) It's time matter, but this also reflect a problem, is it house purchase entry lower (0 Down payment, free mot (hoc government policy, free here free there + cash back somemore) cause the auction unit come early? Quite likely it's yolo buyer who didn't anticipate hike in interest rates and/or lost job, since this project launched pre-MCO.Auction Property ready impact a lot for valuation for subsale and even affected the project unsold unit's cf, feature phase and etc. So if auction unit come in so early, then onwer will be worry so much. And if it drop so low, then owner feel heartache, buy overpriced a lot. |

QUOTE(ironcrowz @ Oct 27 2023, 10:51 AM) Reportedly supposed to be Signature Kitchen's Solid Surface countertops. (edit to add: this based on my vague memory of visiting their showroom + signature kitchen's annual financial report about Trion 1 being one of their projects, I could be wrong. But unlikely to be quartz because of the cost+color and thickness does not match profile of compact surface)Solid Surface Countertops Solid surface countertops are made from acrylic, polyester or a combination of both. They are known for their seamless appearance and can be used to create wall panels, coffee tables, reception desks, kitchen countertops, bathroom vanities, shower surrounds and many other applications. Pros: Non-Porous Stain-Resistant Heat-Resistant Scratch-Resistant Anti-Bacterial Easy-to-Clean Cons: Not as heat-resistant as other materials, such as granite or quartz. Can be scratched more easily than some other materials. May not hold up as well under heavy use or abuse. This post has been edited by DragonReine: Oct 27 2023, 12:57 PM ironcrowz liked this post

QUOTE(butthead76 @ Dec 4 2023, 08:13 AM) Several downside to Trion:- I think these are already a known downside of commercial titled mixed development units (1 & 3) and dual key/dual key ready units (2)1) Commercial title - Utilities, taxes all higher 2) Water meter in unit 3) Sprinklers in unit, pray no leak. It does make for less aesthetically pleasing stay if strictly for own stay. This post has been edited by DragonReine: Dec 4 2023, 08:36 AM butthead76 liked this post
