i think population is there plus the surrounding towns... but then... options for better malls are there... like MV not exactly too far away and sunway also... there are not enough office crowds there to survive for weekdays biz... thats my feeling... like one utama, MV, pavillion BB... they all flying due to the self sustainable locations with enough offices + home populations.... unless pavillion BJ position themselves as normal neighborhood mall... then the hype and expectation would not be so high...
Expectation is made by others.....mall business is long run and need huge capital injection... Since the mall is runned by Pavilion with investment from Qatar government investment arm... So the success rate is higher... If the mall managed by ah kao ah mao developer or management company... I dun think their projects can be sold out 99%
