In 2015, I hired a Defect Liability Period Inspection Company. The charged was RM1,800 for a single storey bungalow of 1680 sq.ft. This was in 2015. Can negotiate what scope of work your want.

Requirement, after receive the keys from the developer, do not touch or renovate the house. Hire the company and they will make the inspection thoroughly including using special lighting at night to see the quality of the cements used (ratio).

Once pain RM1,800, and inspection finished, they will emailed PDF detail report with photos. Print and submit to the developer.

Once developer completed the repair, can hire them again to re-inspect for a discount.

Just did my defect checking and submitted to the developer. It was 6 pages long sweat.gif

I wonder for dented window frame, how would they rectify the problem? hmm.gif

Wonder that would the developer willing to fix all the defects owner submitted, like those small small defects, or most probably it would get ignored hmm.gif

I also wonder the same thing too..

This is my first time buying a house. I wonder if I am being too careful when doing defect checking. Anyway, when spending so much money for so little house, I expect it to be at least acceptable to my eyes.

Hmmm... is chipped tile considered small small defect? window rubber not well done? paint tears on wall? not sure if there are any developer that wouldn't do it but mine was corrected.

For dented window frame i assume they would need to replace it or smtg.
