They did list down.and almost all of them provide similar service / checks.. Probably the Details of their work that is different..

but NONE of them cover the roof part. even if i asked, they tell me just check the roof base on "visual". meaning just look if there's noticeable defect.

I have not install any internet services since I move in. After 4 years then only my tenant wanted to install internet. To my surprise the cable is broken and I need pay rm 700 plus to fix it.  I've told the management but they said the defect liability period is over and I need bare the cost.  How can that be? I've never install internet then... How can I fight to ask the developer to bare the cost?

Just did my defect checking and submitted to the developer. It was 6 pages long

Had a bad experience with Top Hause Inspection company. They told us would take 2-3 hours to finish the work but i got a call after 1 hour informing me they were finishing soon.

Did a walkthrough and already spotted a few defects they did not capture. Did another proper checking on our own and found almost 50 new defects.

Some they will claim it's not defects as still within acceptable threshold - like tile not level but not more than 1mm. That's fine, but a lot of new defects we found were for hollow and scratched tiles.

Would not recommend as they are charging similar market rate as other companies.

Hi, if I buy a subsale 20 years condo, do I need a house inspection service? I don't think the house owner will fix for me. Need some advise, thanks!
