I am a first home buyer and recently booked a unit. However, the project will only officially launched in Sept / Oct 2020.
Most likely I would confirm the unit once it is officially launched. What do you recommend for the timing in applying loans? Any recommended banks for me to check out? TQ |

Hello All,
Can anyone help me with latent defect report filing? what is the procedure and how do i file it against the developer. This is under the Limitation Act 1953 and i am not sure if this comes under the KPKT tribunal. Thanks in advance |

QUOTE(GIVEMEABREAK @ Aug 5 2020, 11:58 AM) Hello All, I would like to know as well. I performed inspection before I moved in and they were no hollow tiles. However my tiles cracked after the 24 months period and cause appears to be poor build quality. Can anyone help me with latent defect report filing? what is the procedure and how do i file it against the developer. This is under the Limitation Act 1953 and i am not sure if this comes under the KPKT tribunal. Thanks in advance |

my previous two house got water leaking from upper storey bathroom. the problem is u will only realize it after a few months, or worse it takes years if u didn't use that bathroom frequently. after that experience, I know how to detect it already.
close the drain hole tightly, u can use toilet plunger. then let water become stagnant for a few days in the floor. normally 2-4 inches deep will do. mark the water position, close the door and monitor after few days. if the floor waterproofing not good, after one week u will notice all the water gone and lower storey ceiling will looks wet. some developer will just paste some waterproofing cream/liquid that will only lasts for a few months. be firm and ask them to hack the floor, do waterproofing again, and tiles it back. monitor using the same method after they finish with the repair. hope this helps. QUOTE(stephy_kim @ Sep 25 2020, 01:32 PM) Hi! Can email me the report as well? Bought a house but don't know what to check. Pls check ur email.Email : stephy_kim@hotmail.com Actually the correct thing to do is after received ur keys, dont move in first unless you have no where to stay. Hire the 3rd party inspector. They will do a thorough checking and come out with the detail report. Submit the report to the developer and wait for the repair. |
