I want to share my experience and hope you may have some ideas after that.
Upon receiving keys to my new house (DSTH), i started to check on the defects. Marking and listing all the defects, i then took my SNP and also check on all all schedules given in the SNP (from all the listed materials/items used or they need to give till the total house area measurements). I called developer for a meet up but they didnt even bothered and said that everything was fine. So what i did next was easy.
I called the Tribunal Tuntutan Pembeli Rumah. Told them of my problem and guess what?? The officer incharge straight away told me that they can come to meet me and open a file. She also said TTPR having some difficulties achieving their KPIs as NOT MANY house buyers know about this OR willing to report. She then told me to write in to the developer and give them some time to reply.
I then wrote a letter to the developer stating all my claims, CC the letter to architect, banks and also TTPR. Asked my worker to send the letter by hand, and the duplicate letter must be acknowledged received, signed with date and name.
Guess what?? Soon after they received the letter the developer called me for a meet up at my new house. At the new house the developer brought a total of 7 contractors (from architect, plumbing, structural, tilers, you name it). And we go from every complaint/claims one by one. I had some resilient at first from the architect as he said my claims were baseless. We argued and things got heated up. This is where i told them off that the reason we are here to day is to settle things. I do not want to find enemies and neither do you. If end of the day, both parties could not agree to anything, i will bring this matter to TTPR. Let TTPR be the judge (yes TTPR will be the party who has the final say). This is when everyone mellowed down and things get going.
The result :
I managed to get everything done. from defects works to all claims that were listed in the letter. The sad case was ,i did not get any monetary compensation from them and also i found out that only two of the home buyers checked the SNP, check for defect thoroughly and made claims.
So my advice to you is to write everything in black and white and pass them by registered mail or by hand (this is stipulated in SNP) and remember to CC to all relevant parties. Developers like this need to be taught a lesson.
And also call TTPR.
