QUOTE(DatukD @ Apr 27 2016, 03:18 PM) Hie, Check with other property owner, is it the same as yours. Do developer have your consent for Changing the layout and fencing material? Do you have that written in your SNP or brochure? I aquirred a new house and before getting the keys managed to measure and check partly of the house. I found that the master bedroom toilet measurement is not right (SNP plan 6"X12" whereas actual is 5.5"X7.5"). Also the fencing is not brick walls, they gave chainlink green colour fencing. Sanitary wares are also low grade. My question : 1) Developer asked me to go their office to take the keys. Should i go and take or should i call them to go to house together to measure straight away? 2) Should i prepare my letter and shoot to lawyer first? 3) Can i take the keys first and write in at a later stage? 4) Must all the materials be approved by SIRIM ? (i.e wires, sanitary wares, doors and etc) 5) Can we sue the architect for not doing their part/checking and releasing the CCC? Note : Please take into consideration that these are not defects but more to not adhering to SNP contents. Not sure what to do !!! If most are same case as yours, write to developer and signed with those facing d same problem if not getting what you want. Cc copy to local housing, town council department. Do not sign or take any keys first till the problem solved. Private development do not bond to SIRIM certified product unless instructed by architect. For the same material such as sanitary ware, normally architect will approved if similar quality of product n price can substitute the printed material used on the brochure..but of course do need the consent from purchaser. If majority purchasers accepted hen you hc no choice but to accept. No point in suing d architect as inspection approval r controlled under government board. |

QUOTE(noiseemunkee @ Jun 27 2016, 12:42 PM) There r few reasons may cause the problem that u shown.1. If your place is ground floor, then it might be no doc layer beneath the floor. Doc or Dom served as a function to prevent water seepage from the soil. 2. Piping leakage and bad water proofing if above ground floor. |

If I remember correctly should be 18 months for housing, and 6 months for commercial. Both of that mostly will void after renovation or sold to 2nd buyer but still depends how severe is d defects. |

I got typo error, sorry for that..it's either water piping concealed in the wall or aircon piping in the wall or floor trap on the wall...what's behind the wall? Kitchen or toilet?Remedy..hack the area and fixed the leakage, test it before sealed with cement. |

The most serious is pipe burst if inside d wall, and cause your water bill running. Oya...u can check your water meter, try off all outlet and check the reading, if it's running it means got leakage somewhere. The other serious thing is u will get your paint start pilling off and fungus growing over it, |

Hi ... I need some ideas to plug/seal the water outlet in the bathroom / toilet in order to do the flood test.
I have no idea what to use to do that. one more thing, am I supposed to leave the bathroom flooded overnight ? This post has been edited by cyberixus: Jul 25 2016, 11:52 AM |

QUOTE(cyberixus @ Jul 25 2016, 11:50 AM) Hi ... I need some ideas to plug/seal the water outlet in the bathroom / toilet in order to do the flood test. For ponding test, cut out a card board according to the size of the outlet. place multiple layers if required, this will improve efficiency of the ponding test.I have no idea what to use to do that. one more thing, am I supposed to leave the bathroom flooded overnight ? for each layer you place, use scotch tape (big brown type) to seal the edges. it's preferable that you get in touch with your neighbour one floor below you, you can do so by leaving your contact number. There are two possible outcome from ponding test:- (a) you neighbour will see leak in their unit, this probably an indication that there are areas in your bathroom area that maybe porous or water proofing system is bad (in certain cases, non-existent); or (b) if there are ponding in your bathroom, it may be an indication that there insufficient gradient and water cannot be evacuated promptly or the tiles are uneven causing water to pond in certain area of the bathroom. You should leave it as long as possible and monitor the ponding effects over a period of time. Also, when you remove the blockage, you should observe how fast/slow excess water is evacuated. Hope the above helps. |

QUOTE(magnesium @ Jul 31 2016, 09:33 PM) I suggest a bit longer. It's very cumbersome once you move in having to know that the water proofing is done poorly and you need to re-do it again later. In my condo, I had a sunken bath, we had to flood it for days and up to a month to observe for leakages. True enough, watermarks start to appear in lower units. They had to re-do the entire water-proofing system. |

QUOTE(firr @ Dec 20 2013, 05:07 PM) normally 2yrs.. My VP was just 1mth ago n SPA signed on feb2016. But my Defect Liability Period is only up till next year March 2017. Which means I'm only given 7mths after my VP. My developer is delaying me by bringing the contractors to me n told me numerously that they need to have a meeting to decide what to do. It's been a month already. Has anyone here ever managed to claim back their money from the stakeholder sum after getting 3rd party Contractor to fix the issue?broken/ chipped tiles, broken here, broken there can be highlight to dev immediately.. only need to watch out for ceiling leaking, piping blockage, wall cracked, etc which will happen later.. |
