For me it’s not yet 36 months. But some others purchased earlier so that’s why they rushing to handover.

If I'm not mistaken Architect Centre is the institute that train inspectors, and they do have inspection service as well, which costs around RM3800.

You can find the answer in Schedule H Clause 13(3) and (4)

Basically if the actual floor area lost is within 2%, you cannot claim. Only when you lost more than 2% you get to claim, according to the predetermined amount per square metre.

Hello..want ask for advise on a certain scenario I have been put in.

I was handed my keys to my new apartment in Melaka in September and the upon cleaning the house in November, I realised the tiles were all stained which cannot be removed throughout the house.

I complaint to the customer care mid November and till now no rectification done.

Today I followed up with customer care and they informed need to arrange further appointment with the contractor which is this coming Wednesday.
My question is the following

1. Are they obliged to replace the defect tiles?

2. If yes, can I get any compensation (monthly bank loan commitment) for not being able to stay in the unit until repair work is done?

3. If I choose not to proceed with the repair, can I request the cost of repairing to be compensated to me?

4. Can I ask them for any compensation for not doing any repair work or informing me about the failure to do so in the month of Dec? Standard repair duration is 2 weeks and it is already 7 weeks since I complaint. I also rejected a few rental request thinking they will repair in first.
