And yes, they are in sg hence i believe the developer has marketed u sold units there.

rental 7500 x 12 = 90 K / 2m = 4.5% p.a
loan 4.5% p.a. (assuming s.a. is right, and there is no vacancy).

good investment, meh?

next time wanna sell, is it easy to offload a 2M ++ condo.?

2M = 670K sgd. why don't buy in singapore instead?

for eg auralis, 1 bedder. 670k. rent 1800-2k. interest 1.9%.

tell your singapore friend he don't know what is meant by vacancy till he try to do msia condo rental.

in msia if your condo 300k rm, rental 1300rm, yah, no vacancy.

condo 2m RM, 7500rm rental... you think got vacancy or not??

What about price per square feet? is it within reasonable range?

Diversify fr singa prop market into malai with soften rm is not a bad idea. But putting the bet on 1 sibeh expensive prop is nvr a gd move.

Split to 3 portions in psf maybe u can get 3 diff props at 3 diff locs maybe a beta hoot.

Eg. 1 musang cos u xxx. Maybe Dx + Dy + Dz = musang. Trophy buy or rental play. Got a bit of diff wan.

They are Indonesian chinese who are residing in sg. My view is kl is not much diversifying from sg. Geographically too close.

even if like manugigs say trophy buy also, you ma want to ask them to check the exact location / site first. how near is it to tun razak. it's a major road.
i think they are better / nicer properties in KLCC vicinity for that money.
psf wise - see other taikor here answer, i not sure.
but i check your psf to dua residency next door.. did you do that. The psf is double. so how? they got do homework or not. or simple humtum only? DUA residency, 2000 sft, 1.6m only.

location wise. It on jalan TR. wow. how you gonna drive in and out of the condo (unless got back road). otherwsie good luck.

Pros: it's next to singapore embassy. kekeke. and your freidns can walk to zouk nearby at nite lor.

Well do you have any suggestions? I checked the aria thread and it is very quiet, hence not much info gathered. Before they decided on Aria, they were considering sentral residence as well.

binjai on the park. One KL . those are the top end one.

if still want this location, go benchmark Dua residency. it's next door.

for investment there's one coming up can;t remember the name. check for MONOLAND project. but it's very high dense. many of their countryman bought.

i just checked road view on google map. this aria is right smack on jln TR. you go drive there and see the traffic.

Actually if wan klcc there r few vely gd wan. Not necessarily get the overpriced wan.

Apart fr klcc there r plenty of nice condo not far away.

i guess their choices were limited by whichever malaysian developers who market their properties in singapore.

Thanks...forwarded info on dua residence for comparison. Its sure is cheaper at around rm. 1000 per sf

Go there check out mah. Manyak huawei staffs stay around. They are 1 of the group can pay the rental around here. Also their office just walk accross only mah. China embassy office also nearby.

Walk behind is klcc Park liao. Only busy front jln tun razak.. location sama same no different with Dua residency. Dua Sama Tepi saja. Hap Seng built quality and workmanship very good and no play pray. Macam their nadi bangsar, horizon trx. I think their future Akasa also really good. Security and management they hirer HB management company to do the job.

The buyers profile at Dua residency also no play pray. Big global firm Taukeh & family. Sultan & family... oversea tycoon...local big taukeh & family etc also stay & own 1 or manyak units here.

RM keeps falling also good? Later after sold exchange back may got nothing left. If already bought here better Pray pray rm go strong. If plan to buy and stay here... Give and take lor. Cost of living also low here mah. Nearest public transport should be klcc east mrt 2 station and ampang lrt station.

I saw manyak koalas also came to Malasiao for retirement. Met a few koalas in Bukit Puchong kopitiam. They got no table and seat so Tumpang Meja with us. Talk cock blow water with them. They said their country cost of living too high. No choice.. better come here stay.

I ask them why chose stay far away here at Bukit Puchong? They said they prefer stay landed. Cheap and big here. Not sure they buy or rent. But if rent very cheap for them. Buy also I think can only buy strata title landed only. Lucky driving here also same same no different right driver seat. Only local driving attitudes abit jialat.
