For an apple to apple comparison, I would suggest 1 Razak Mansion. Location is better, nearer to future HRT station ( if any). Less density, 800 sf. I saw 2 listings in I property, about rm300k-RM330k. Further more, already ready. There must be plenty in KL. Residensi Pandamas also cheap and good, with swimming pool.

Err... hello.... RC vs 1 Razak vs Pandamas (Pandanmas) is not apple to apple la. Its totally apple vs orange vs banana.... RC is bebas unit, Pandanmas is Rumahwip, 1 Razak is kind of a ganti rugi unit..

Really wan apple to apple then take.. Damai Residences (seems like gonna VP soon) or Pixel (slightly further)

Sorry, I am not that familiar with these different types of housing. I was referring to locations. But, why is 1 Razak a ganti rugi unit? Can explain?

Are you sure RC is bebas unit? you mean freehold? or mean free to choose unit?

My opinion
FOr those have cash, you can consider sub sales like 1 Razak, Damai Residensi, Pixel etc

For those want to take advantage of HOC, then RC residensi. but over 5K units, your rental target may be suppressed. Go in and out from the RC would be a tough job daily for you.


If don't mind Rumahwip, select razakmas pandanmas etc....
But all these units been taken and fully sold.

Hello peeps ... stop comparing those houses with subsidiaries, that's actually no brainer game. Is it so many first home buyers here? initially stated very clear that is compare with free to sell houses (bebas). beside rumahwip, 400k new houses in KL city what do you expect now huh?

1 Razak is compensation from Najib to existing residents when they took back the land to build RC residence in 2018.

AK projects alot of bebas units below similar pricing to RC residence and dont need to have 5k++ units.. and alot of it are also prime KL locations... and to be fair RC aint prime location also... lol...

although AK has the similar pricing but you will regret for their workmanship and management. somemore their house is kosong. If i rmb RC can choose for unfurnished & partial furnished too. In term of location, why RC is not prime location having superb connectivity to everywhere? MV, Ikea, Velo, KLCC, PJ & Damansara? Train station also is walkable. HSR also another catalyst? there are 2 MRT stops there too, just dunno when will revive this project.
