I was shocked at the poor work quality of IJM at Shah Alam 2 at Puncak Alam. U should take a drive there and see for yrself.
I guess KLK is not big in quantity as they are quite new in township development.
But if the judges were to see the quality of work of Ixora, KLK might have a chance to be in the list next yr.

IJM more to half half... some of their projects have decent workmanship... some are not... depends on the subcon they used i guess... mah sing generally never get any good comments for their delivery... i never get any frens or relatives good comment on their mah sing property haha.... if looking for quality then KLK might have chance... of course delivery must be good... or else... everyone will be disappointed... biggrin.gif biggrin.gif

Same case goes to Aman Putri. I would say AP location is the one of the best compare to other surrounding project (BSC, HP, Saujana Utama, Shah Alam 2) just beside Guthrie interchange and closer to Sg Buloh but their workmanship is rather disappointing. Last time when I interested to buy, asking price quite high for sub sale and their latest launch the price already hit RM 700k and above. After all, location is the most important criteria in buying house that's why price can go up sweat.gif

yeah... same to me as well... when i hunting for landed... aman putri was my first choice... but after seeing the area and the price... it just doesnt add up... no township planning... the road are quite narrow... and the area although closest to subang... but seems quite secluded... of course... the package not attractive for first home buyer like me... haha... and i heard there are plenty of issues on the workmanship and the safety of the area as well.. blink.gif blink.gif

But aman putri can get in 500k+ now also ma for subsales but it is 2nd hand house lor

My first choice also last time. Security also one of the concerned, the area is open, no proper entrance, no fence and guard. Location is good, free hold, the area got potential. What a waste sweat.gif

haha.... the subsales i look at... conditions also not really good leh... and not really rush to move in... so new projects also ok for me... but of course... other factors as well la... the size... the surrounding... not only on the house... haha...

yeah... i guess is because of the JV partner... hence the build and biar aje attitude... I think glomac can do better than that.. freehold... near to matured township... just need proper access, proper security... i saw plenty of mat rempit around that area also...

Pay by cash or bank transfer? I ask the lawyer to issue a receipt. But fret not, just keep the copy of payment transaction. If anything, just show the prove of payment.

after MOT process complete, the land Rekod Ketuanpunyaan will be under your name but of course the property is charged under the bank u took the loan tongue.gif The process about a month.
