Not 15 years... maybe 50 years... other townships like kwasa damansara, elmina, puncak alam will take off first before BSC

KLK is super slow. BSC had a 5 year head start compared to Eco Grandeur and 2 years compared to Elmina East. But look at those two developments compared to BSC.

Absolutely agree! I’ve been observing BSC’s growth for the past 7 years - it’s exceeded expectations in some areas, but overall, the growth has been relatively slow, especially in the commercial zones.

That said, it’s promising to see more shops now open and operational in BSC. However, unless accessibility to the area is significantly improved, it’s unlikely to rival BU’s competitiveness within the next 10 years.

Yes the key is accessibility. They’ve been talking about a direct access to Guthrie & LATAR for the longest time. It’s even on their masterplan model in the sales gallery. But when will it happen is anyone’s guess.

KDEB Waste Management Sdn Bhd, a wholly-owned unit of state-controlled Menteri Besar Selangor (Incorporated), is partnering YTL Power International Bhd to set up a RM4.5 billion, 2,400 tonne per day, waste-to-energy (WTE) plant in Rawang, Selangor, sources familiar with the matter tell The Edge.

According to preliminary documents sighted by The Edge, the plant — Sultan Idris Shah Green Energy Plant — is slated to be built on 245-acre Lot 3847 in Rawang, and will utilise municipal waste from Petaling Jaya, Hulu Selangor, Shah Alam, Subang Jaya, Ampang Jaya and Selayang, and generate 58mw of electricity.

According to documents seen by The Edge, one of the reasons for choosing Rawang for the WTE plant is its accessibility via the Kuala Lumpur–Kuala Selangor Expressway (Latar), and the Batu Arang-Kuala Selangor Road, among others.

Traffic in this area is especially congested during early morning peak hours. The bottleneck begins at the traffic light in Saujana Utama, leading towards the Guthrie Highway. It can take up to 30 minutes just to reach the highway.

This is true and it's worse during puasa month. Traffic starts from KIPMall itself all the way to the Saujana Utama traffic light. Residents need to start lobbying so that they widen the bridge after the prison and also at the Saujana Utama traffic light to allow cars to go straight without waiting at the traffic light. Or it's better if KLK keeps to their promise and build that direct access to Guthrie from within BSC.

There was an accident today, causing a significant delay. It took more than 30 minutes—possibly even an hour—to get through the bottleneck, as the cars were blocking the road.

Navigating through traffic during peak hours can be a nightmare, especially when congestion starts building up as early as 6:30 AM.

BSC will becomes much vibrant township like Setia Alam or better in 10-15yrs, just gotten some latest update and info about this township. All in very promising and gonna revitalise the whole township.

SJK © LLS is approved and gonna be ready in 2027, and Coalfields Retail Park target to complete and launch by May 2026. Pretty exciting anchor and F&Bs tenants as well 😉.

LATAR route is much better. Traffic only builds up at the Rawang Selatan toll towards NKVE.
