I think most of the empty ones are in phase 1 & 2 when the prices were low and people grabbed as investment. Most of the new ones are owner occupiers because the price is not cheap anymore.

For me distance is not an issue and it’s pretty pleasant staying here for sometime now. Also, the built up is way bigger than surrounding developments, plus its freehold.

The only downside is KLK’s lack of experience in developing the commercial aspect of the township. The commercial growth happened very organically over 10 years since the handing over phase 1. Honestly, I’m not having high expectations on the coalfields retail park either.

Whereas ecoworld managed to transform the whole Puncak Alam from a cowboy town to a vibrant area in a shorter period of time than KLK.

You're right, rather than a downside I look at the slow commercial growth as a plus point for a place I want to live with my family - safe, lesser crowd, more greens.

Also, we got a good distance with commercial areas which are located away from BSC like ecoworld and elmina.

I am thinking why people bother to buy house in BSC or Puncak Alam if their workplace is in KLCC. I stay at KL now and to KLCC is about 10km and even though not far but it still took me 45 min to KLCC if I depart from house at 715am. If someone who work at KL and no flexible working time please stay within 20 radius, it is just too tiring to travel more than 1 and half hour to go home daily.
*
Just sharing my perspective - I'm based in KL as well, about 8km from the city center and within walking distance to Pavilion. It usually takes me around 40-50 minutes to get to the office, and on the way back, I take the Pudu route, which can stretch up to an hour.

In my case, living 40km away but still taking an hour to commute sounds quite reasonable. At least with the longer drive, I can maintain a steady pace and possibly save some fuel in the process.

The 1 hour drive to KL from 40km away gonna be very early like depart from 630am or maybe earlier to avoid the traffic built up. If leaving office at 530pm sharp reach home will likely 7 or 730pm. Going to office we can choose to sleep earlier and get up early to depart earlier, but we can't go off early if it were fix hour finish work at 530pm.

My own opinion it is not ideal to travel 40km 1 way if we need to go to office 830pm - 530pm regardless work at KL or outside KL.

I agree, especially with flexible working hours or hybrid arrangements, finding the right home for your family becomes ideal. But for those who need to be in the office daily, proximity matters more.

For example, a 890 sqft condo within 5KM of KL for 1M might be a great option - if it suits that person? However, if I could get a spacious landed property in a well-planned township for the same price, I’d settle there and find a job that fits my lifestyle.

That said, landed properties within 20-25KM of the city center are rare unless you’re paying the same for an older subsale unit with outdated fittings. doh.gif It really depends on your priorities lar. thumbup.gif

Hi neighbour, I’m new BSC resident here. Just to check if anyone know that how many houses have been build here? How many percentage of houses have been occupied? The township road is pretty quiet in the morning

Hi I got this from a resident before... It's outdated but should cover most areas in BSC. Attached File  BSC_Info_Kit__1_.pdf ( 7.41mb ) Number of downloads: 256

KLK is super slow. BSC had a 5 year head start compared to Eco Grandeur and 2 years compared to Elmina East. But look at those two developments compared to BSC.

Absolutely agree! I’ve been observing BSC’s growth for the past 7 years - it’s exceeded expectations in some areas, but overall, the growth has been relatively slow, especially in the commercial zones.

That said, it’s promising to see more shops now open and operational in BSC. However, unless accessibility to the area is significantly improved, it’s unlikely to rival BU’s competitiveness within the next 10 years.
