Before you buy Elmina, if you can stand at public park full of people and rempit, go there weekend evening and see haha. But yes Elmina is very beautiful but i still prefer BSC vs Elmina. alot of factor like airplane sound, traffic congestion, amenities, i wfh forever already, etc.

Personally I can vouch ha_ha_ha. I'm staying at Damansara Damai, and bought a house at Gamuda Garden (2024 completion). I used to travel a lot to Saujana Utama/BSC. Sometime from Shah Alam, sometime from Damansara Damai. I can say that using old road is way better than using NKVE exit Rawang(S) due to the bottleneck. You should explore more old road at Paya Jaras/Kuang using small road. You can reach BSC with smooth traffic but not that fast.

Usually if there is a heavy traffic due to accident at Old Road, I will turn right @ Paya Jaras - Kuang Road, until you see petronas/caltex, there will be a 4 junction, make a left and straight until you found Kundang Tol @ Latar, from there you can enter highway again and exit to BSC. OR if you're from NKVE, you can exit Sungai Buloh (S) then take the road to Hospital Sungai Buloh, right before Hospital Sungai Buloh there u can take left and go to Kuang (lalu jalan Daikin)

I also afraid once my house at Gamuda completed, there will be a massive jam at the Later-NKVE toll. Right now it is super damn busy... but only for TNG toll. Gamuda plan to make business center left & right at the toll with Luge sports game. Hopefully the developer can contribute to improve the traffic...

I am in the midst of buying Banyan 1 unit. Yes it is good catch! The house is huge, good price, practical design compared to shoe box design these day tongue.gif.

But I'm not sure why there is so much sub sale unit. I mean I can see Puncak Alam Saujana surrounding quite hot selling.

Yes there is soo many leftover unit in BSC and I was surprised when I explored this place. The price is considered okay for 2024. But u need a bit of money to repair the wear and tear of the house.

I've been living nearby (Kundang) for 3 years. For me if you want to drive to go to KLCC (My office is walking distance to KLCC) it took around 1 hour - 1 hour - 15 min average. If Bangsar also like that, sometimes lucky musim cuti sekolah you can get 45 minutes.

But I think if you choose to live here, the best way to commute without getting burnout is by taking MRT

I'm not sure about toll and petrol but it's gonna be expensive. I am fully WFH, just that sometimes I need to go to KL or Putrajaya.

If you know my history, I purchased Gamuda Gardens Landed and currently renting out in Gamuda Gardens for close to 3 years already. I just received my landed house key last month and tbh I fully regret it. Shoebox design, the price for 20x65 house strata leasehold is more pricey than a unit I bought Banyan 1 in BSC.

Yes there is always a pros and cons, but after living in a strata environment, it's not suit to my lifestyle who wants more freedom but quiet lifestyle. Moreover if you think BSC commercial is bad, just so you know I lived in Gamuda Gardens and if I wanna take out dinner I have to go to BSC at minimum. Most of my dinner is around BSC, BTP, Paya Jaras, Puncak Alam. Here in Kundang we got nothing. The Garden Square last promised to be delivered early 2024, now change to early 2025. Heck Elmina build the mall from nothing within a year. My take is Gamuda Strategy on pulling commercial failed miserably compared to KLK altho at a slower pace.

I have a friend who lives in BSC and I must say, if I stay BSC, I am truly grateful to have a fully functional shops for foods, small mart, hardware etc.

Now I already signed a loan to purchase Banyan 1 unit, and then wanna rent out my Gamuda house and when the time come, I wanna sell it (there's few more process need to be done i.e. Strata title, POC, POT, etc)

I love BSC because of the that place super chillax like retirement area compared to Hillpark, Eco, Elmina, Saujana but I think it won't last forever meh. The plus point for BSC is that if u exit from Latar, u can escape a little bit of jam by staying on the left lane haha.

The banyan 1 unit I get is 740k which is 40x80 i believe? G***da house on the other hand is 20x65 is already 830k++ . This is the standard price nowadays. But yes for intermediate unit like Oleander, Senna, Bromelia, Duranta can still get around 500k+- price. Not to say, the layout is wayyy more practical and better compared to my G***da house. More user friendly and more malaysian lifestyle.

Did you know my G***da house if u wanna put tinted also got % of darkness can put hahaha. Macam JPJ sudah. I can say in the group almost like 80% of the resident really mad as cow to MO.

Kind of agree with you, if you need to go to office daily better stick with KL area, the maximum acceptable area is kota damansara (this as well only be useful area if u can commute by public), beyond that not worth it. I am grateful that I am able to be fully flexible and fully WFH.

Except raining season, if you drive from GG to KLCC you actually can achieve less than hour. The main bottleneck is actually exit duta area and sungai buloh jejantas area. Other than smooth 80km is okay. Duke Highway also less bottleneck... last time I stay in permaisuri cheras, 11km to city center also 1 hour... =_= so it's the same for me anyway. Well diff people diff preferences though.

If you think GG to KLCC is far enough, try GG - Putrajaya which is my current office now... god bless WFH but sometimes need to go there for meeting 8AM - 9AM really pain in the ss lol

As above said. Please consider your fuel mileage, tol etc calculation and then the amount of time spent on the road.

For me my main office is KLCC and Putrajaya but I do have flexibility as going to the office is not even mandatory for me.

Yes BSC is good place, especially when you're having a big family, ready to retire etc.

My advice if you really wanna taste how it looks like, start with renting first since you're looking for sub-sale anyway.

U are which phase? Welcome! I will start moving in around March 2025 Banyan unit. I don't have the stats but BSCAlex in this thread is the RA now for the first phases, I think he got the stats but sadly he no longer active in Lowyat.

Yes the road is quiet and I think overall BSC is quiet compared to PA and Elmina. But it really depends on what you're looking for.
