Hi..am owner of Elenea here...anyone knows why it hasn't VP yet? Notice SYABAS meter has yet to be installed...it has been a month like that since TNB meter was installed last month...

Also..can add me to whatsapp group?

DEFECTS REPAIR SERVICE under Warranty Agreement is very bad poor !!

Regret buying any property from them as felt cheated and hassle the time to repair fix a new house under warranty by own self.
so many defects in new house (due to lower cheaper quality material/low workmanship & skipping materials for saving for corruption practices nowadays)
not worth it even FOC house as no peace of mind (personal damages in lost of time & rental income during unfixed repairs and delays! )

(* I suspect no ‘waterproofing coating on all (see no.9) ‘my flat cement roof as required by law under building code therefore water may enter through wall from roof / brick moist and rebar will corrode/rust. Matter time the cracks/ structure failure may get larger day by day.
Is safe to stay in this room?)

Why Roof & Gutter facing inwards (bad design) roof /water flow into std cement type gutter instead pvc pipe drainage material. Almost all paint peeling off. Very bad paint quality not for outdoor. Again cut cost at every corners ‘save the penny lose the pound’
'By-law Building code' is a requirement to waterproofing coating for flat RC slab roof !!! There may be a 'breach of building codes' under MPSA agreement.
SKIPPING MATERIAL /SAVING COST. Cheaper material /Cutting material for corruption practices...Yes you may skip some material for safe some money in pocket ..but I not blind. If after I get
3rd party roofing inspection report and there is no main required waterproofing then you may have broken the building law/breach of CCC contract.

No. 2 Jalan Setia Indah AD U13/AD Setia Alam, Seksyen U13, 40170, Shah Alam, Selangor, Malaysia. (www.setiaalam.com.my)

On failure of responsibility its action on repairs /replacement under S&P Agreement under warranty.
Also a possible 'violation of building by laws' & breach of Certificate of CCC issue by your dept as so many defective material that is not ready for VP for staying in this condition.
'Please see attached file: defects list.'

If you can take action against the developer I could prepare official complain letter.

Master bedroom all 4 side wall many CRACKS lines due to roof blistering / rust damaged as maybe skipping waterproofing as required by law
maybe structural failure if not address issue asap. It poses a safety risk issue and 'violation of building by code laws' & breach of Certificate of CCC
issue by MPSA to the developer.

All door frame internal damaged ''rusty liquid '' since VP due Poor low quality defect material (lack of quality control) this poses a 'health issue' for
family especially with children they may end up in hospital for poisoning. MPSA Building/OSC dept should not issue CCC & VP for staying in this condition.

No way new house is ready for vacancy as it poses a danger in safety & health issue to house buyers .

No way this property under SETIA ALAM (P11) 2H05 (DECORA) U13./37R is ready for vacancy as it poses a danger in safety & health issue to all house buyers !

Appreciate if can take action by giving them a warning notice and/or revoke the CCC /VP until is structure failure on this unit is fix.

Anyone tried luck to claim on defects from TTPR before?

is it within 1 year after VP to during warranty period 2 years as per S&P Agreement?

no la is 3rd floor master room
since vp started hairline small area and patch up now grew more bigger

kitchen only I do some tile / extension renovation but no effect
unless the front house side foundation sinking then is major structural failure.
Is due to moist brick wall internal.+ rusty rebar due to water seeping through roof as no waterproof coating
just paint layer peeling off now and few rust spots and small cracks

matter time all decora phase will have same issue depending case by case
