So you still use about 30 minutes for that 8km++ travel and self-claim it is very convenient. Comparatively, should Vipod, Binjai residents laugh at you need to use 30 minutes for jamming in travel while they only spend 5-10 minutes to reach the same destination?  brows.gif
*
Haha what makes u so sure vipod to intermark is only 5 to 10 mins drive at 8am? Trust me. You don't want to get stuck there once you are out of yr place.

Most high paid staff are from banking, investment, oil n gas, legal, medicine, accounting or even IT, consultant or outsourcing companies. If you cant attract those biz fields to setup biz there, forget about it. Majority wont have $$$ to pay downpayment or even serving a million loan..

Wanna setup business, pls go to eco business park or the same. This is residencial area, so stop talking non-sense, not everyone like to stay next to office. doh.gif

Some people only know how to complaint about traffic and everything, and do survey based by own perception/preference . Wonder if they even own a property yet. People like that usually cannot buy a property till the end of the day. Matured township is too far for their pocket, and for new township, it is too far, less entertainment, or less business opportunity for them.

If you wait till the township matured then only join, sorry you are too late, you don't have the foresight, your investment plan failed. Why? First owner already earn more than 200%.

End of the day? You only can stay in pigoen hole (10min walking distance to nowhere?) in KL/PJ.

*note : the above statement not origin from me.

Think in Terms of Income, Not Appreciation

With my two small investments, I thought only of what the properties would produce and cared not at all about their daily valuations. Games are won by players who focus on the playing field –- not by those whose eyes are glued to the scoreboard.

If you instead focus on the prospective price change of a contemplated purchase, you are speculating. There is nothing improper about that. I know, however, that I am unable to speculate successfully, and I am skeptical of those who claim sustained success at doing so.

*Above is one of the strategy buffet old man used. Well according to him those 300% appreciation boom in a very short period of time is just pure luck. Duno la.. some ppl here seems to disagree with his idea but the buffet is like some billionaire. Maybe I should just listen to the some ppl here so I can move out from my kampung into townships lo.. Hmm.. it's only gonna be a dream to be a billionaire lile buffet... better don't listen to buffet

Working hour starts at 10am. I am sure you do not have issue if you leave home after 9am.

But I am sure 90% of the working population their working hour starts before 9am.

Do share with us if you need to leave home@ Setia Alam at 7 or 8am and go back at 6pm.

Thanks.

Sigh maybe you are right. I should start realising that I can't afford anywhere in matured areas. I should move out from my kampung and live in setia alam or semenyih. Maybe I should start by renting trefoil. You aren't the first one who said this toe because some aunty here also said I wasn't even born when she started buying props. I need to learn more from u all.

Ya I'm still waiting for bubble to burst that is why I'm living in kampung. Bubble not burst yet meh? You fast fast pray pray setia alam has mrt/lrt so I can rent trefoil lor.. or pray pray gov build many many expressways so I can travel 30 mins to kl like how I go kl now from my kampung..

QUOTE(jrshow @ Mar 30 2016, 05:38 PM)
haha bro, u sure after 9.30 AM still peak? im wondering r u a Klang Vally residents, i find it traffic is quite smooth starts from 9.00, at kesas, NKVE,even in Federal HIGHway, inside KL area also quite smooth, please dun exaggerate any unconfirmed statement, it will make u more awkward。
*
First, most office hours starts at 9am. Even there is no traffic jam, it will take you at least 45 minutes to reach kl city center taking jalan kuching as borderline, provided you obey max speed limit nkve or federal or npe.

QUOTE(jrshow @ Mar 30 2016, 05:48 PM)
the whole 35 KM is not jam starts beginning till the end bro. First 15 KM, its quite smooth untill the exchange of Subang Airport, taks u about 10 minutes. if u talk about after 9.00 AM traffic, from Subang to Menera TM is about 30 minutes , then from there to KLCC, is about 20 minutes, but there is till lots of car in road , but at least can move if your driving skill is good, not jam there 20 minutes cannt move like tat. So from SA to KLCC, takes u about 50 Minutes- 1 Hour. I usually starts work at 10 am till 7-8 PM everyday.

Sometimes i will go ack to my office for trainning in weekend, its only takes me 30 minutes in day time from SA to KLCC, 20 minuts in Midnight from KLCC to  SA.
*
The jam starts at:
1. Tenby
2. Exit to nkve
3. Bukit jelutong/guthrie interchange
4. Subang jaya exit (all the way to midvalley if youve decided to use federal via subang airport road)
5. Damansara exit (if you heading damansara/ sprint)
6. Didnt commute anywhere beyond kota damansara on peak hours.

Keep in mind that the back journey is much slower due to lorries hogging nkve towards setia alam..
Well you can say cheras/kl area are facing the same traffic jam issues, but at least they are stucked in jam for 10km to 20km, not 30km.
As for cyberjaya, it used to be ok, but the toll is rm5.80 per trip.
Sorry to burst the bubbles. Mrt/lrt not coming to sa is a HUGE let down, there are better alternatives out there.
Sa is ideal for people who owns biz/factories nearby.

Aiseh.... chill lah bosses. Different people have different needs & preferences. We just have to learn to see and respect other people's view. Some people like the hustle & bustle lifestyle of living in/near a city centre, whereas some people prefer staying in a basic, serene and spacious suburb. You don't like does not mean other people don't like, it is simple logic.

I actually don't like it if the commies are doing too good. You know why? I like the fact that car parks are easily available when going to the shops. And with a decent mall just a stone throw away, it is so convenient and can enjoy the services there without having to experience a place packed with full of people. Why should I care if the biz is doing great or not, as long as they can survive, it is good enough. Haha, selfish me.

SA is attractive as a well planned township (better planning due to single developer with large piece of land), nice environment, a lot of greenery, wide roads, public area nicely maintained, fng & g&g community. Well that's my personally view. I don't work in the city centre, so traffic issue to me is not an issue, lucky me.

PS: I'm not a property agent & am not vested in SA.
