not look like...its a LSMD.........just need to check the spa and confirm. Otherwise it will be mentioned rumah teras.

If EW can called it officially a SMD or linked SMD, do you think they will instead called it Pav Home and sell 200k cheaper to you??

Your first paragraph. no no no. Tenderfield is Tenderfield different setting. Yes it has no backlane but doesnt have anything to do with whether it affects your status of semi d or if yours could be called a semi d. It is the backyard setback (building setback to your boundary fencing) that determined a true Semi D.

Third paragraph. no no no still a no. The backlane added as exclusivity for the community besudes it is 20'. you dont even required so much. Means that building backside to backside is 10' + 20' + 10' = 40ft super exclusive. They added a side pavillion to compensate smaller land size and smsller total built up while giving whole lotd of view on 3 sides. Theres a lot of garden design you dont need such setting, for EA it just happened ..too bad not everyone accepted it

Yes and no. EM is a bit cheapskate . they optimised number of units, made it a strata and clustered it . if it is individual title, such setting for renivation you probably can extend your bavkside 3 feets more only .

Because Linked Semi D is registered with the Authority similar to Zero Lot Bungalow. In order for new housing type to be officialised is a whole lot of procesd and paper work. EA pavillion didnt have any name eg Hybrid Semi D or Pavillion Semi D to be officiated yet . Such names are protected when you do the BP submission. In this EA case, is just unfortunate.

I do believe when I went to the sales gallery, the staff did say that those are pavilion and they did not even once mention that it is smd of any sort though...

The price different btw link n lsmd is at least 200k to 300k.....if both made of same land size (base on other township offering).

Thats why i said classification is very important to deternine future value of houses.

it's really good to discuss the definition of semi-d.
last time ppl used to discuss condo & aprt. now no more, since it's cheap.
who knows, another 10 years, ppl start arguing the definition of bunglow.

I think the best buy around this area is the casa sutra bungalows..at semi D price, you can get a true bungalow with 20ft extra land..👍🏻👍🏻👍🏻

Actually semi-d classification is very simple, it's the unit with only 1 share wall & comes with a backyard (normally 10ft or more from the back fence/boundary), that comes with or without a backlane.

The so called linked semi-d (without backside one, has 2 share walls) is officially classified as cluster house. Developer likes to call it linked semi-d so that it sounds more premium only.

Those more innovative one that we see recently in EA & EG, called pavilion or garden homes, in all honesty I don't know how should it be accurately classified. But I do know one thing for sure, they r not semi-d.

DV not so popular around here I guess due to high price for a 3 & 3.5 storey superlink & its stratified status. At the same price, more ppl would choose SEP semi-d instead.

when a product is over 1.5mil (DV was 1.7mio up)......hardly anyone will talk about it in lyn.

I seriously dun like the layout. Very tight common area and most of the BU is dedicated to individual bedrooms, including one entire floor for mbr on the highest floor. you must have a strong knees to climb up and down.

Also for intermediate unit, the interior of the house will be extremely dark....
