Can anyone share or have any ideas what would be those marked in 1, 2, 3 and 4 ? Passed by no. 2 it seems like STP or sewerage pond . Anyone can confirm this and if existing residents could share if there is any smell around these spots . For no.4, any idea what would be the commercial proposal like since it is near the busy zoning .

Went to see Setia Taipan (marked in red circle) and is extremely dissappointed with the current condition of shoplots there. Can say is pretty dead, they might or may never pick up looking at the current situation and all the ad banners are very unattractive. I see the crowd is towards affordable homes side nevertheless.Attached Image

Those 1, 2, 3 & 4 areas are mixed of education and commercial perhaps except the area near to Meru Town area which could be industry.

Setia Taipan booming or not depends on how fast the residential area at this northern area be completely built up. And also what majority race will take up those area. It is nothing related to racist matter, in fact Chinese residential area tends to have better commercial activities and more prosperity. At the moment, even there are many apartments but commercial activity is still below par. Then you should understand it.

As you said that the area is pretty dead or I can say it just needs more time to grow than usual. Perhaps SP Setia should build all residential area 1st before complete this commercial area. Another factor contributing to this slow pace of northern area is the economic especially slump of properties market. At presense, unless the infrastureture is further developed such as widening NKVE, Persiaram Meru, connection road to DASH and LRT statiom, otherwise we could possible only see this area will take off after 5 years optimistically forecast.

Agreed. SA Northern need time between 5 - 8 years once all the precincts and highways connection completed then Taipan will boom up. Similar to Bukit Tinggi and Bandar Botanic.. it takes time.

Setia Alam north is not chinese concentrated area. same with ijok (debatable) puncak alam and Elmina.
Kuang and kundang, borderline........

semenyih I think more chinese than other races.

Let's see what majority race will be in the Precinct 11 and 17. The rest of the area probably mixed or towards Malay majority especially PKNS and One Selangor development.

Setia Taipan 1, shoplot unit beside Petron Station seems quite ok occupied....

occupied is one thing.....the type of biz is another.

even the pkns shoplots....vped so long lioa....only one cat there nia few months ago

Need few more banks to be established there then will boost the development. So far only see advertisement panel of the OCBC bank but no realization at the moment.

No. 3 is some low cost PKNS flats or apartments...

You can see the entire physical master plan at the Setia Alam Welcome Center (not the website master plan)...

Early batches of Precinct 11 seems to be mixed. Lots of local chinese owners/investors, but the rental tenants... sweat.gif

I have two comments of the shoplots actually. First, theres some design flaws, in fact in comparison - Seria 88 actually looks like it puts more effort ? It doesnt reflects SP Setia works. And then theres this impression of - the location sort of 'i have extra land so just tuck it there'. I have the same predicament, SP Setia should have completes the residential zones first unless they are confidence that the shoplots would prosper along. This is the opposite scenario and it could take a long time to attract intrepreneurs, rarely see successful commercial started off with 90%+ of banners around for sales/rent.

Ahhh right. Theres some difference is that what you were saying ? I had this impression that the master plan model was outdated .
