Went to see Setia Taipan (marked in red circle) and is extremely dissappointed with the current condition of shoplots there. Can say is pretty dead, they might or may never pick up looking at the current situation and all the ad banners are very unattractive. I see the crowd is towards affordable homes side nevertheless.
Those 1, 2, 3 & 4 areas are mixed of education and commercial perhaps except the area near to Meru Town area which could be industry.
Setia Taipan booming or not depends on how fast the residential area at this northern area be completely built up. And also what majority race will take up those area. It is nothing related to racist matter, in fact Chinese residential area tends to have better commercial activities and more prosperity. At the moment, even there are many apartments but commercial activity is still below par. Then you should understand it.
As you said that the area is pretty dead or I can say it just needs more time to grow than usual. Perhaps SP Setia should build all residential area 1st before complete this commercial area. Another factor contributing to this slow pace of northern area is the economic especially slump of properties market. At presense, unless the infrastureture is further developed such as widening NKVE, Persiaram Meru, connection road to DASH and LRT statiom, otherwise we could possible only see this area will take off after 5 years optimistically forecast.
