Its a sunsuria project. Adjacent to EcoPark side. I think it will crash since its strata title shopping mall

SHAH ALAM (Sept 11): The offices and shop lots at Sunsuria Bhd’s The Forum @ Sunsuria Seventh Avenue in Setia Alam have been 50% taken up since being launched in July.

“We launched The Forum to create a self-sustainable development for the local catchment to enjoy,” Sunsuria head of sales and marketing, Simon Kwan tells property+.

“The Forum is the second retail outlet to be built in Setia Alam. We see The Forum complementing the existing Setia City Mall. The Forum will offer an 80% food and beverage tenant mix when completed,” he adds.

woooh macam yes.... i think the SCM crowd still quite okay... but to have another mall to divert the crowd.... means both will be in a lose lose condition? lol...

but forum is retails lots rite? not Aircond mall under one roof????

I can see that th SMD shops taken up quite well, despite a long wait to be filled up......at least from outside better than Setia Avenue. but nothing interesting F&B inside rite?????

the F&B there... nothing special... and there are not much crowd during weekend or even normal working weekdays... but its look very nice though... biggrin.gif

Think Forum will lose.... who like shopping at a strip mall..... perhaps weekend makan-makan crowd still viable but with low sales on weekdays rental also tak boleh tahan..... sweat.gif

SCM still have advantage of a proper & fully conditioned mall, couple with large park & kids playground that families love.

true... so far i didn't see any sustainable successful strip mall... lol... citta mall included... and some of it at quite decent location as well... there are too little working population during weekdays to sustain the rental... even they work by hours also kenot tahan... open up during lunch... tak da orang... open up during dinner... depends on the weather condition... too hot tak mau pergi... headache liao haha

The concept of The Forum is similar like The Curve to the 1U. One is indoor mall while another more like alfresco, it will eventually compliment each other as SCM is too crowded now during weekend and there are not much shopping/leasire option available in Setia Alam.
More over, The Forum will have majority of tenants from MFA, so some qualty is there. As of now, kinda boring at this moment, Hope The Forum can bring up the area.

A new lifestyle project by the HCK Group is set to roll out by the end of 2016 that will push the envelope of integrated development with its “stay, shop and study” concept.

It is hoped that Edusentral @ Setia Alam, which is the first of the Edusentral projects, will cement the group’s reputation as a serious player in the property industry.

Educational activities are expected to spur demand for the residential and commercial components of this project. The Peninsula School, which is the offshore campus of the Melbourne-based international school in Australia, will be located in Edusentral @ Setia Alam.

The co-ed institution, which has a capacity for 3,500 local and foreign students, will be opened for enrolment soon for Years 1 to 12. It offers the Victorian Certificate of Education (VCE), a university entrance qualification recognised by leading tertiary institutions worldwide. Classes are scheduled to commence in 2018.

The commercial component of the project, known as V Biz Hub, will have an initial launch of 44 units of four and five storey retail blocks that will cater to an estimated eventual population of 12,000 within the development itself. The blocks are conveniently served by lifts on all floors. There are 500 car parking bays situated just below the retail blocks for the convenience of customers as well as workers with verticals access via two escalators and staircases.

The residential component is expected to be ready shortly after the completion of the international school and V Biz Hub, starting with the Stanford Suites and Yale Suites that will cater to the school’s students and their families. There will be six blocks, ranging from 20 to 33 storeys high, that will be completed over three phases.

The 12-acre project with a gross development value of RM1.3 billion is a stone’s throw away from the popular Setia City Mall in Shah Alam. Approximately 1.5 km away, an extension for the mall will increase its retail space to 1.1 million sq ft (as large as Mid Valley Megamall) in 2018. The nearby Setia Convention Centre 2 will add a further 60,000 sq ft with a capacity to accommodate 8,000 visitors. Also situated nearby are a proposed private medical centre, police station, hotel and an arts and design centre slated to be developed soon.

A proposed LRT line runs adjacent to this new exciting development with a nearby station enhancing access.

Immediately west to the project are the Setia Badminton Academy and Chinese primary school SRJK© Pin Hua while to the south is the 1 National Institute of Health which will house approximately 5,000 healthcare personnel.

Edusentral @ Setia Alam is developed by the HCK Group of Companies with HCK Properties Sdn Bhd (a subsidiary of HCK Capital Group Bhd) as its project manager.

The Edusentral series is a mixed development project with an education component. Besides Setia Alam, other locations have been earmarked for such developments, including Cyberjaya, Semenyih and Tebrau. A similar educational project is being undertaken in Menglembu, Ipoh.

On Sept 5, HCK Properties held a briefing for HCK Group staff members to give them an exclusive preview of the flagship project and special incentives for interested employees who wish to widen their investment portfolio.
