I know PKNS has zero lot bungalows and proper bungalows. am sure they also have smds also.#

and sunsuria got a plot of land originally targeting at bungalows but not sure now.

base on the masterplan of SEP, they are running low in SMD launches already........most undeveloped land in SEP was earmarked for bigger plot bungalows......dunno how flexible they are to change the master plan.

U r right, PKNS should have semi-ds too. blush.gif

As for SEP, am sure it shall offer more semi-ds in the future. Don't think it can keep on selling mostly bungalows due to affordability issue.

I dun have the figures now....but I believe it is 1/3 smds 2/3 bungalows+bungalow land.

from my last count....they almost used up the entire quota of the smds.

like I said, I am not too familiar with developer changing the masterplan hence increase the headcount per acreage or not.

if they can change the ratio, maybe they can also introduce links townhouses and condos also.....

I don't think SEP will offer townhouse or condo. Later sure kena wallop kaw kaw by existing residents if it does that. bangwall.gif

As per my understanding, SEP shall serve as a low density & high end development in SA.

Yes Kswong77, that's the attractive discount as explained by Mikolilin. You can get certain amount from introducer 2% on top of this net price after discount (2%+2%).

I think house with price tag beyond 800k will be very hard to sell in this economy bad time.

the discount and promotion package keep change. make us very difficult to compare the price for each new launch. purposely confuse us?

I think SP launch all properties recently with all discounts and so on due to bad properties market. I believe Caffra was launched one and half year ago and properties market was not that bad therefore no discounts and 10 90 scheme. But now most of the new launches started from early this year comes good discounts and 10 90 scheme.

Probably the price for later launch could remain same with current launch which is really usual. Even the subsale units are selling at the same price with new launch. You can imagine the properties market is really soft than ever.

Actually if u guys work out the net price after all the discounts & potential saving in interest that comes with the BTS scheme, so far the final psf prices in P11 & P17 are still about the same, circa 320-330 psf.

3% discount on selling price, no rebate even have introducer. If have introducer, only beneficial for introducer to collect point, buyer no discount. If you are existing SP buyer, same discount 3% and can convert the point to discount on selling price.
