just got call by the developer...didnt realize they already email offer letter since saturday...in offer letter said must pay 30k but last time went developer office say pay 15k only...just now i called, they say ok pay 15k only...any difference if i pay 15k or 30k?...sorry i'm very2 noob in buying house.

'Borang 4B - Surat Penolakan Tuntutan Kepentingan Daripada Pemegang Gadaian'. It is a letter from developer's bank. in this case is Bank Islam. Only necessary if using gov loan.

they never mention the time frame thou for the bank to release the money to them...

the stamping is to be done by danau lumayan themselves... then only the lawyer can make the loan agreement...

its them who delay the stamping and stuffs sometimes... doh.gif

its really doesnt matter, i paid rm15k to secure the unit first... then i go get the loan from banks...

after i got the loan offer from bank, i will sign the loan offer then i pay the remaining rm15k to the developer..

in this case, i borrowed 90% loan frm the bank and the total 30k paid is the 10%...

of coz, u also need to prepare another 6 to 7k of legal fees which u need to pay when signing SnP and loan agreement later on. smile.gif

U got billing from developer already? I also sign my loan agreement last saturday. My loan lawyer already write letter to developer and she say now waiting for billing from developer. U pay already your loan agreement lawyer?

Friend, are we able to choose the available units once paid the rm15k booking?

BTW, just received the offer letter, I'm in a dilemma right now whether to proceed or not since my wife already bought our 1st house but outside KL which is currently tenanted. hmm.gif

Or perhaps get a new car for my family this year. icon_question.gif

yup got billing oredi. lawyer fees were included in the loan so that's a relief. actually in this whole process, it helps to follow up often. im a first time home buyer, and its kindof confusing sometimes bcoz no one really explains the whole thing in a simple way that everyone can understand - u sort of learn the process along the way. but still a good experience 😊

what I'm really curious about is waste disposal lol. i forgot to ask developer what kind of waste disposal system they have. i really want a clean environment and hope the maintenance is good coz im looking to stay. if anyone has any info on this, pls do share!

hi there, congrats both in getting the house..

heard u guys said about signed the loan agreement, means after this u guys will be charged for first billing which is the loan interest right?

do u guys know roughly how much to pay per month?

i am also first house buyer biggrin.gif


p.s i heard that we can get the rebate of stamp duty from the government according to banker after the first disbursement has been made by bank... maybe rm1.5k or more hmm.gif

My bank lawyer gave quatation for 5.7k after rebate.. Mybe because i have additional gurantor documentation need to be prepare..

Developer already sent the bill.. Need to check the bill 1st but if i not mistake the calculation will be like this :

Pp : (i/100)*(d/365)*D
So = (4.55/100)*(31/365)*30,000
= rm 116

i=interest rate
d=Day in month
D=disbursement by bank in total (based on our snp 20% is 60k)

Will increase every disbursement by bank..

thats quite a number for the first year of development....

thanks for the reply...decided to just pay 30k...no need do things 2 times i think...but stil need to top up another 6-7k for legal fees upon signing...

dunno how many units left...been told only left facing inside.. so hopefully the still have facing the pool
