U can pump in but to a certain amount only. U can't pump in cash more than 30% of ur loan amount. Either way u see it, CIMB gonna make more money thru the rm40 or interest.

U could refer to Sam gor post. Very detailed explanation and so kind of him. Always a superhero to save the day. notworthy.gif

Ask them to switch back to semi-flexi as I see this flexi is ridiculous. Coz if you are not allowed to pump more than 30% I don't see why bother to use flexi. Might as well switch to semi flexi and save the rm10 per mth service fee.

On another note, no harm writing an official email to BNM to complain. I guess if more folks complain, CIMB may need to relook at this sudden new rules.

Very simple to understand one:

Let say the bank offer you RM 100k loan in flexi account. You have RM 31k cash in hand and put it inside the flexi loan.

At the end of the month, bank only charge the interest for RM 69k loan and RM 10.60 for maintenance and gst.

With the implementation of this blardy "flexi charge" now, beside the interest charge of RM 69k + RM 10.60 (maintenance+ GST), they will charge you extra RM 40 per month. The reason is, CIMB offer you RM 100k loan, but you only use RM 69k loan (after minus your RM 31k cash), that's why they charge you for NOT using the loan facility.

WTH, not using Loan facility also kena charge... doh.gif doh.gif vmad.gif

Yeap, fan gor. You are right.

What I will do is to take out the money and put in another housing loan in other bank, and ask the possibility to change to semi flexi account instead. Not sure if it can be done and if any penalty apply.

At the mean time, spread the news as viral as possible, let the housing loan by CIMB lose its competitiveness.

If there is any other bank banker see this, please help to spread as well. You will definately lose a competitor in this context. brows.gif

Mortgage loan may not be competitive enough but recently the commercial loan from CIMB is really jeng.

Personally, I think it's fair for the customers to do whatever they wish with the fully flexi loan. Customers can dump in 30%, 70% or even 100% because this is what the facility is all about.

Restricting the flexibility by imposing rm40 is not fair to those who had already signed up. Herein lies the greediness of a corporate behemoth. tongue.gif

Btw, don't think the change of flexi to semi flexi is possible but worth a try to ask.

So far for Aquatilis still no news of keys handover yet.
Been not very active lately in LYN because of the blardy new condo I am staying in doesn't allow other ISPs to install except YTL.
So not happy and can't get online all the time.

LOL Wong! It's not that I have a choice as my previous rental tenancy was up in Sept, and the house in SEH is not ready. I've discussed briefly over here with TKJ and Sam Kor before. After some consideration, no choice but to move in to new condo first, or second option is to sleep under the bridge - ecohill layover bridge perhaps. lol! Kidding.

Mobile internet doesn't solve my internet problem as I have a home server and personal cloud to host. So now back to the old school style - USB thumb drive and external HDD. rclxub.gif sweat.gif

While I may not have the same problem, but I am too itching for the VP. They have not obtained the CCC for Merrum. Just spoke to Credit Control and Estate Management.
No firm dates given but since my SNP is signed on 2X Nov 2013, I was told key will be handed before that, which means, in the next 1-2 weeks.

Hoepfully, you are in the same boat too!

In the SNP on page 10, there is a section which reads like this:

22. (1) vacant possesion of the said building shall be delivered to the purchaser in the manner stipulated in clause 23 within twnty-four (24) calendar months from the date of this agreement.

I signed the SNP in the mid of November, let say 15th Nov 2013; so what happen if the vendor deliver VP on the 22nd Nov? Do I get the "purchaser liquidated damages" which is calculated based on the following formula from the vendor:

7 days X ((Property Price) x 10%)/365

Yes, from the FB it seems like the Residents Associations has done a lot of work pushing for better security in precinct 1.

Precinct 3 superlink is under proper GnG scheme, equipped with AGIL PIDS fencing technology, same as the one used in Changi airport.. rclxms.gif rclxms.gif

P3 is in gateless concept, though I believe there will still be some gate separating the units for superlink.

P2 currently only have land, no houses yet, since this is a bungalow lot precinct..

I just bought an apartment here..d cerrum, and it took me quite some time to scour through all past 15 versions for relevant info lol is it okay if we were to follow Eco Majestic's style at creation of thread to include a summary of useful info eg. overall township plan, currently available projects, connectivity, facilities, upcoming developments, upcoming highway plans etc

When buying a property, always think weather you like it or not first. Buy for own stay first.
Actually its not a bad choice to stay in 850sqft, weather you are single, couple, or newly married with a kid or two. Everyone needs a shelter!

My view on the apartment is this:

Low entry cost with reasonable build up.
Potential for cap appreciation when VP is good. Nearby projects are already selling higher.
Near to schools and commercial (Was informed by SEH staff the commercial area is SetiaWalk just like the one in Puchong with TGV)
Within SEH, which is better then a stand alone development.
Near to the parks (Notice in the evening, alot of people comes to the park).
This is the only medium cost apartment in SEH, competition from others will have to come from outside SEH.
While the number of units may seems alot but you have to note that this is a mass market product.
Demand will be there as anyone looking to live in SEH, this will be the 1st choice, unless they can afford a RM650K house.
These apartment gives the low medium income earners a chance to stay in a nice environment and safety for their children and an improvement to their lifestyle at an affordable cost.

The only potential threat is from EM Medium Cost Apartment but that is already expected to be sold at a higher price.

Those are only some of the potential i see.

Begonia and Bellucia already sold out long time... Only the Bartonia not sure yet.. Based on some other forummer, heard Bartonia also sold out as well, but yet need to check with the SA.

BTW, not only CIMB. I believe all commercial banks are going into that direction.

I have just got a housing loan from SCB and the penalty is much more geng than CIMB ie 1% p.a. on the loan amount should you deposit more than 30% of the loan amount in your flexi account ... so in comparison the RM40/mth imposed by CIMB is really wet wet water wink.gif

EW apartment price is much higher than Ecohill and expected start from 290K for 850sq. In term of quality, I believe no much different since this is just middle cost apartment. Dun think EM will use clay brick or give porcelain for middld cost apartment.

I notice Floris sales had slow down and the sales told me due to the bad economy. However this is not my main concern, i kinda like floris and how they have bird walk park in the middle. Major concern is that we will be either working in PJ/KL after stay in. However friends been telling us how worst the traffic from semenyih to kl/pj. Any advise on whether the traffic is that worst which require one to leave home as early as 6am?

suggest to use waze/google map to have a look at the route on each day morning, then you will know.

Yeah, the sunbird walk, the musical garden, the fully GnG with Agil PIDS fencing (used in Changi Airport), the availability of the residents to enter the mighty and marvelous Oriental Garden, accessibility to the upcoming Club house, are some of the thumb up features that you can hardly found in many others project... rclxms.gif rclxms.gif Definitely worth for the price..

Haha! Talked to SEH senior management recently and feel that they are quite worried with the current response on their Floris superlink. I wouldn't be surprise if they extend the promotion until next year if the sales is still not good judging by how Grandlis promotion is extended although initially saying that it shall end by the end of July. Personally feel that Floris is a good buy due to better location and lower psf price than Grandlis.

How's the discount like, still 8% for new purchaser and 10% for existing SPS purchaser? Btw, Floris show house shall be ready by early Dec.

Depending on the route you are using, how many tolls you can commit and what is the departure time.

Since after the opening of Ecohill link, I have shown the time taken from SEH to a few popular work place using the waze. You may want to check it (from pages 95 to 100). Time shown is about 1 hour. My personal experience with waze (to other location) would be plus minus 15 minutes.

80% true, i used to commute to work, and there are a new big pink paper stick at the board already, not really go and read but it is a price tag for each station.

From my perception, it will impact the whole range.

If not mistaken, the longer distance you travel, the cheaper the rate increment, no? hmm.gif

The LRT fares will be streamlined too so that the longer the distance the higher the rate (to be consistent with monorail).

How many people just takes commuter from Seputeh to Midvalley, compare to KL sentral to Mid Valley? From my understanding, the latter definitely higher..

By the way, KTM already revealed the formula for the fare calculation. Your perception shorter distance, less increment seems obsolete. The longer distance travel seems still have lower fare compare to short distance. As a matter of fact, the fare is the most expensive for shorter distance (1 - 5 km). sweat.gif sweat.gif

As a matter of fact, from this calculation, I can see that the short distance even suffered more higher increment, due to two reasons:

1.) Highest rate for 1-5km travel (RM 0.306 per km), compare to RM 0.162 per km for 6-10km. This rate even further reduced to RM 0.126 for distance category between 11 - 50km.

2.) Minimum additional charges (fall flag and ICPS) = 90 cents for every category of distance traveled. For example, Seputeh station to Midvalley station, the fare just merely RM 0.20 (RM 0.306 per km / 2 ~ RM 0.20 (rounded to nearest 10 cent)). I believe is the road. Somehow or rather after patch work is done...few weeks later another pothole appears and the road is a bit undulating (bad resurface). Pretty obvious especially the road that pass thru the welcome center.

HLB will give u a better rate if you are a "professional" ie lawyers, doctors etc. if you are not, then rate boh sui! My advice is go for other banks, sure they can give you better rate than HLB.

I heard from this month onwards, the rates have gone up so buyers who got their loans last month are lucky.

Usually banks will allocate fund for th projects....for example in my case wt yellow bank abt xxxmillion. If they already approved loan for th amount allocated, than they need to get additional fund. This is to mitigate th risk of the project fails and th purchasers are unable to serve the loan.

Saraca if not mistaken only have one corner unit. Bartonia some said already fully snatched up.

Currently in Setia Ecohill only have the superlink available - Grandlis and Floris. Unfortunately the show houses for Floris still not yet completed. If you want to see the show unit for Floris, perhaps you need to come end of the year, this is what I have been told. Grandlis and Floris are GnG located in Precinct 3, with a lot of special and superb landscape.

Unfortunately, all the great landscapes are "hidden" inside the precinct 3 fencing area. Therefore, perhaps you can ask the SA to show you the landscapes in Precinct 3 for better comparison. Currently beside the welcome center have the PARC, which is an hilly slope with great Semenyih view and many children playground facilities. Nevertheless, it is a park and you need proper atttire to climb up, which normally the first time visitor won't do, especially under the hot sun sweat.gif sweat.gif

Hi, thanks for the advise! Yeah, I called up SEH today and the SA told me about the corner unit in Saraca. Planning to go have a look this Sunday. Type of landscape shall depend on which precinct you are. The park and linear garden generally all the precint have it, but the fancy one for sure in the Precinct 2/3, due to higher pricing.

Club house yet to be built, but according to the initial plan, only limited to P2 and P3 purchasers. Saraca unfortunately is in P1. Nevertheless, if the subscription rate is not encouraging, I think SP Setia shall open to the P1 as well (just wild guess).

Hehehe, that's because it is a corner unit. Saraca intermediate unit is starting from 670k before discount.

This corner unit I heard got extra 5 feet land, means have 25 feet land at the side, not sure whether it is true though.

For your information, the newly launched Floris in P3 with 23.6 x 76 is starting from RM 798k before discount.

Clubhouse need to open to public to survive. Look at existing club house eg tropicana, it is open to public too as long as you can pay.

Yes even Jade hill also open their clubhouse to public with different rate. This will help to reduce the burden of resident to maintain the clubhouse.

setia and ECOWORLD only interested in FIABCI awards....not this iproperty awards.

but neither setia nor ECOWORLD won anything in regards to their projects in this year FIABCI awards......

best landed - Mansion, DPC
best highrise - Haven Lakeside
best highrise (midrise) - dedaun (Sdb)
best masterplan - senibong cove

It will be interesting to see if ECOWORLD can won a landed awards ahead of Setia in future years....keke tongue.gif

so far, the handover of P1 is great. From key collection, VP goodies and BPA test. well organised and great QA/QC work. Thumbs up to SEH.

The BPA test is very detailed. SEH has assigned 3 contractors for BPA test. If owner has 3 ppl to witness the test, can expedite de work quickly. Otherwise can easily take 1.5-2+ hrs to complete the test.

Don't be surprise if you see a few property agents approaching you during your check. They will come to convince you to let them sell or rent your house. You will see a lot of drama.

Agent A complain Agent B sell/rent at lower price. Agent A curse Agent B gau gau. Then Agent A try to convince you to match Agent B price. All they want is the commission. This ppl will push the selling price and rental as low as possible. Be a smart owner, don't fall into their trap.

Next day, you will meet Agent B and repeat what Agent A did. Hahahaha....

Sales agent are targeting P1 owners who are desperate to sell/rent by - keep asking to let go at a lower price and giving examples of owners willing to let go at a lower price making it looks like competition.

Yes, don't let the agent to bring down the rental or selling price. once you agreed, they will quote which house owner is willing to rent or sell at lower price. Then ask u to go lower too. This is how they create price war.

Personally, P1 worth min 1.3k rental. Agent will 'advise' owners to go for 1k. If owners are desperate, we will start to lose the battle. Good luck P1 owners.

Agent claimed that the rental is about 1k. If 1k, I would rather keep the house for weekend house. Can have fresh air in the weekend.

I believe that there will be relatively more P1 sellers kan cheong to dispose given the lower entry points and some are DIBS units. Same may happen to EM Precint 1 (no DIBS unit though). The question is how many of these group of people and how desperate they are to let go their units. Too many and too desperate will be a temporary drag and may persist for long until the subsequent phases (with relatively lesser flippers) show a steady growth.

I'm a firm believer that for a project / township to be successful, one of the ingredients is that there must be a good mix of genuine homebuyers, investors and flippers - for population growth, creation of supply / demand and price discovery.

The phase 1 palida now subsale oledy transc at 530k, This is 120k profit compare to developer price 2 years ago. The price will up to 550k soon...once township more mature in another 2 years frm now, I estimate nothING less than 580k for double storey link at ecohill....its still consider affordable price

No doubt the developments by SEH and EW and some other projects have brought the price of Semenyih property up a lot and this makes the early phases / precints look appealing. Good for those who have the foresight to venture earlier.

It's individual title, but is GnG. Although some said GnG only applicable to strata title, but from my perception P2 and P3 still GnG, due to their top notch security features and DMC.

SEH landscape is coming up quite well. Personally for own stay, I prefer a serene environment rather than 'grand'.

Pity the guards though. It's going to feel like a sauna room in there during the afternoon.

Cluster and SemiD all are gateless. Only the superlink with some gate feature, but also only partial.

but in any case, if I decide to have a gate or make some reno later on, i should be able to do dat right? e.g now i noticed for semi-d, the house separator are wood (although it really look nice) but in case if later i want to chg it to concrete wall, it shouldn't be a problem right since it is under individual title. am I right to say that?

there is gated garden area lah even for gateless smd.......maybe the space is smaller than if you bought a traditional smd with main gate.

your dog still can run freely in your garden but not the front car porch area.

based on my past experience with setia....you can change the wooden (actually it is cheap metal) but must remain the end panels as original.....the middle part you can replaced with concrete.

best to talk to ecohills estate management.

There is a long and connected jogging track surrounding the precinct 1, inside the fencing area... Actually residents no need to go out for jogging... thumbup.gif thumbup.gif rclxms.gif

This one I am not sure, but since it is insidet the fencing area, maybe pet area can be arranged.

By the way, just for information, this is landscape / facilities for precinct 1 DSL, all the units already sold out, only have subsale.

Yeah, most likely will be getting from subsale or wait for future phase of semi-d, not exactly in a hurry to get a place but i do like the 'feel' when I am in SEH biggrin.gif ...will be visiting SEH again...

This is outside fencing area, for me not a great problem. For myself, already satisfied and amazed with the landscape provided for precinct 1 liao. tongue.gif tongue.gif

To install filter for this waterway (aka longkang area tongue.gif) is not so crucial to me.. brows.gif brows.gif I would rather they do maintenance more frequently.. brows.gif

Exactly!!! The reason i like the 'township' concept is for a more 'balanced' life which for me, definitely includes dogs...was hoping it will be something like eco park or DPC...now, this is really a concern...hmmm...

Seeing agents selling the units claiming they hv many on hands make me a bit worried...I wonder how many really buy for own stay given the distance to kl is rather far with a couple of tolls to go through...I tot of getting for own stay but if no neighbors or majority are flippers, then will b tough...I know this is subjective but wondering if anyone has any ideas or already know the potential neighbours here? Esp for Merrum semi d? Thx

Flipper is more on phase 1 terrace units such as pallida or samanea. For phase 2 terrace, p2 & p3, lots of ppl use it for own stay i believe.

I knew Darween is the Merrum purchaser and he mentioned that he shall use it for own stay. Nevertheless, to do a survey here on who use it for own stay is a bit unreliable I suppose. I think even the acting president of SP Setia also can't answer the question "how many really buy for own stay".

First, sample size is small. Out of more than 1000 units sold in Setia Ecohill, I feel that there is less than 50 owners are active in this forum. The survey based on less than 5% of the total population size from my perception is not really representative.

Second, to justify a person whether shall use the unit for own stay or investment in a few of lines in this forum is very unreliable as well. One person can be firm to use it for own stay in the forum, but actually he is use it for investment instead.

Therefore, to get the actual percentage of how many people take it for own stay, you would need to wait some time (at least 6 months after the VP) to see if there are people to move in. Of course by doing so, you would be able to clear your doubt in a more solid manner. Nevertheless, at the same time you also need to bear the risk till more people moving in, the selling price most likely will be jacked up again or the unit you desired is no more available for sale.

Since you have all these uncertainties, why not leave this project and target some other project which is already in mature condition (already with established population) or even nearer to KL? hmm.gif

Can anyone here teach me how to calculate the prepayment charge due to the lock-in period?
I found the bank's formula as below;

(A)If applicable interest rate at the point of prepayment is on a variable interest rate basis
Prepayment penalty charge = [(Board Rate - Prevailing Interest Rate) x amount prepaid for settlement of the
loan x no. of days till end of Lock-In-Period / 365] + all charges and costs including but not limited to legal and valuation costs paid by the Bank which is peculiar to the loan package herein extended to you (where applicable) + RM500 being the processing cost arising directly from the redemption effected within the Lock-In-Period

Board Rate : Bank's board/published interest rate at the point of issuance of the Letter of Offer

No. of days till end of Lock-In-Period = Number of days between date of full settlement and end of Lock-InPeriod.

In this case, if the loan amount is RM500k, and remaining lock-in days is 24 months (730 days), and the loan interest is 4.45%. My calculation will be;

0.0445 * 500000 * 730 / 365 = 44500 ??

Yes it can be expensive especially if you need to use the kajang silk highway to goto kl. I am paying (1.80+1.80+1.80+3) to kl via kl silk highway and kl-seremeban highway and lastly smart tunnel. Going home I just use cheras way to go back. Rm1.30+1.80 (sg long toll can skip if you want). Total abt rm11.50 per working day. If weekend, I just use normal cheras way rm1.30 toll to reach kl. So, you have a choice whether to use cheras way on working day if you want to save on toll charges.

I think wife and me spend close to rm500 per mth on toll with the increase. Sooner or later toll will be more expensive than our monthly petrol bill... tongue.gif

Wah...additional RM500 is a lot ler.. This money can better spend on something else. Children, daycare, medical etc.... That's why I still considering. Its really a great place to stay.

where do you work?

You can go to Kajang and take MRT to go to work.
Else if nearby KL sentral, maybe pay a bit toll and petrol to go Putrajaya Sentral everyday then take KLIA transit down to KL sentral.

Again it is time vs money issue.

Yups. You are right.

Else you can take jalan cheras to kl (only rm1.30) or via lekas to sg long (1.80) and mines toll (2) to kl. Total rm3.80. Sometimes I do use the mines way route back to semenyih especially heavy rain as jalan cheras will sure jam badly or even flood (especially near the taman yulek/tamam segar flyover.

Fan gor, alternative way, go to bandar putra mahkota via Jalan Bangi Lama. From Putra Mahkota to Sungai Besi directly takes RM 3.80, better than RM 1.80 x 2 (Silk) + RM 1.80 (Kajang - Sungai Besi). Of course, need to bear the road condition of Jalan Bangi Lama. sweat.gif sweat.gif

Else can use Cheras-Kajang Highway - East West link - Smart : RM 1.30 (CKE) + RM 3.00 (Smart). I heard morning rush period from Connaught to Desa Waterpark still bearable. After the stretch from Desa Waterpark to Federal highway, god bless... sweat.gif sweat.gif shakehead.gif

Not sure yet.. But KTM komuter rate some raise more than 140%, so it won't be cheap I suppose, be MRT / LRT / Monorail or commuter. Eagerly waiting the fare rate out.

Can also take the old road sg lalang semenyih to ulu Langat comes out at taman putra cheras or near taman kosas ampang. This will be longer and more winding road. Can drift and masuk longkang if you are not careful. 😆

I used to do weekend vroom vroom run from ampang to kuala kelawang few years back. It is a very nice road but nowadays too many car clubs and cyclists also join the weekend run.

I haven't try the Jalan bangi lama during the morning rush hr as I see the distance is longer. At night it is even more scary. There is once I took a klia taxi back at night using that bangi lama road to semenyih, I thought I almost died when the taxi driver went to the opposite lane and there is a lorry coming towards us. Till they lit up the road properly, better be careful at night if you plan to use the road.

By the way, is the Community Engagement Center (CEC) behind the main welcome center? It seems like from the pictorial map, the CEC center is located behind the WC?

They didn't build new building, just renovate the back of welcome center to become the CEC.

I personally do not care if there are flippers - eventually, Semi-D in Kajang/Semenyih will no longer be around the price we purchased.
This means, its just matter of time rather than non-occupancy.
Also, amid the extensive security features, there should be minimal concerns in occupying early even though occupancy rate is lower.
I planning to move in by end January if all goes according to plan.

Yes, I bought Merrum and it is for own stay. I have been a Kajang bred for a while now - and, most of my friends are now moving towards Semenyih due to affordability and accessibility.
The town is well planned amid the influx of new developers unlike Kajang town.
New amenities are expected to sprout up within Semenyih.
I am not even remotely considering to sell. Maybe my current DSL Corner in Kajang town could be up for sale.

Another Kajang folk who bit the bullet. I think most of us would tend to agree that SEH is so well planned that a few KMs from existing home is a small sacrifice.

If you never been to Borneo shut up boy. It's not about the double standard. There are many rural areas at Borneo are inaccessible until highway are built. "Toll Free" sound nice but you dont know how unmaintained it is. Road settlement & landslide(Which never cover on news) are so common due to the heavy haulage trucks from all the illegal logging & palm oil estate god know who earn most of the money from there. Please also think about why gov propose so many money on improve the road instead of healthcare? think about it who benefit most from there.
