When buying a property, always think weather you like it or not first. Buy for own stay first.
Actually its not a bad choice to stay in 850sqft, weather you are single, couple, or newly married with a kid or two. Everyone needs a shelter!

So, just to share with you guys, my loan package is like this.
MBB MaxiHome Flexi Loan (Islamic)
4.45% for 35 years.
The reason why I choose Islamic was because there is NO lock up period and 20% discount on stamp duty for the loan agreement.

Anyway, just to re-cap in a glance, do correct me if i am wrong.
1. Sales & Purchase Agreement:
a) Legal Fees (Beared by developer)
b) Stamp Duty (Beared by developer)

2. Loan Agreement
a) Legal Fees (~RM3200)
b) Stamp Duty (~RM1100, but after 20% shall be ~RM880)

10% DP = ~RM25000.
Loan Agrement fees = ~RM4000.
Sums up to be almost RM30k just for a low-med condo...

I made a phone call to the SP Setia PIC early of last month who she is incharge of my unit and as far as i concerned, i do remember that she said yes, beared by developer.
Any buyers here can double confirm?

Oh well, signed S&P on Sunday.
Process was easy peasy.
Finally got the chance to see the specs on the unit.

But heard rumours from the lawyer saying there will be a hospital to be built nearby?
Not sure how legit it is, but good news or bad news?

Yup, they said the same thing with me also, will be 50% discount on legal fees. Once again, TQ so much.
The SNP lawyer was surprise why my banker did not seek her to do the loan agreement legal fees.
Same thoughts too, she said banker wants to earn more commission from you hence that banker recommends his own lawyer.

Erm, so at the end will be ceramic tiles flooring? unsure.gif
