Over 500 north-bound buses to use TBS Bandar Tasik Selatan from Nov 1, no more Pudu Sentral – SPAD

Those who frequent Pudu Sentral (formerly known as Puduraya) for bus trips take note. Over 500 north-bound express buses using the city centre base will be moving to the Terminal Bersepadu Selatan (TBS) in Bandar Tasik Selatan come November 1.
The Land Public Transport Commission (SPAD) said the move was expected to reduce congestion in Kuala Lumpur and would affect bus riders heading to Perak, Penang, Kedah and Perlis, The Star reported.
“Under this move, 545 of the 635 northbound express buses operating from Pudu Sentral will be diverted away from the city centre. This will help reduce the traffic congestion faced by commuters in the Pudu Sentral vicintiy and in the long term decongest the central business district in the city,” a SPAD spokesman said.

可靠消息告诉《南洋商报》,KL118大楼目前在进行地底结构及打桩工程,之后才展开大楼结构主要工程,预计2019年才能竣工。惟其“抢手”程度惊人,目前大楼各个楼层大部分已被“认租”。

楼高644公尺的KL118也被称为“独立世代”,建竣后也将是东南亚最高的摩天楼。

内定国际六星级酒店伙伴

消息说,该大楼已内定了国际六星级酒店伙伴,绝对不会陷入大楼空置,无人问津的困境。

另外,韩国《经济时报》日前报道,由韩国三星物产(Samsung C&T Co)及UEM集团成立的财团,已成功竞标KL118总值8亿4200美元(约36亿令吉)的建筑工程。

国民投资机构独立创投私人有限公司(PNB Merdeka Ventures)是国民投资机构的独资子公司,也是KL118发展商。

国投作为大楼业主,根据早期安排,其中36楼将充作国投总部办公楼。

于2013年7月20日正式在中国湖南长沙动工、计划建设楼高838公尺的“远大天空之城”一旦竣工,将取代哈里发塔成为“世界第一高楼”,惟这计划已被搁置。

建六星酒店观景塔保安滴水不漏

消息告诉本报,除了拥有大楼结构主要工程招标,还有其他如机械及电器等工程也在招标,至于建筑工程所涉及的内外交通规划则已完成。

“除了国际六星级酒店,这栋大楼也有属于酒店管理的酒店套房,顶层设有一个属于旅游景点的观景塔。酒店业者与发展商共同参与大楼内部设计。

“大致上,大楼完成后,已经不愁没有租户,因为已有内定的商业伙伴。”

提到保安问题,消息指出,KL118的保安系统是采用美国高端保安系统,几乎做到滴水不漏的防护。

“它采用了最先进尖端的保安技术,从防震、防爆、防洪样样做足,而且单是专家顾问团名单,已叫人大开眼界。”不过,他拒绝透露有关顾问团成员。

“你可想到的弱点,都已经被列入保安防范措施中。过去一些大楼建筑所忽略的,也都在这大楼的发展中受到关注。”

据悉,大楼停车场并没建在建筑物的底层,也是保安考量。

除此之外,消息说,这座摩天大楼的交通规划与传统规划不同,且已顺利完成,不过成本很高。

“进出大楼的路段总共涉及4个地下隧道,驾车人士还未看到大楼,就已进入驾往大楼的隧道。

“从隧道出来就到了大楼停车处。他们离开时也是直接离开,不再途径大楼范围。”

目前全球最高摩天楼是位于迪拜的哈里发塔,其楼高828公尺,于2010年竣工。


If this is true then it is definitely good news for nearby developments.

GUANGDONG Debao Land Co Ltd, a property development company based in Guangdong, China, plans to invest in the long abandoned Plaza Rakyat project in Jalan Pudu.

According to Tan Sri Abdul Samad Alias, a major shareholder of Profit Consortium Sdn Bhd — the developer of Plaza Rakyat — Guangdong Debao will acquire equity in Profit Consortium, but the stake is still being worked out.

“If not, how can we get the money to fund the development [of Plaza Rakyat]? We will negotiate how much Guangdong Debao will purchase later,” says Abdul Samad.

Last Friday, he represented Profit Consortium in signing the sale and purchase agreement (SPA) for the Plaza Rakyat project with Dewan Bandaraya Kuala Lumpur (DBKL), which was represented by KL Mayor Datuk Mohd Amin Nordin Abdul Aziz.

The RM700 million price tag for the 15.3-acre PLAZA RAKYAT site translates to RM1,050psf. RM 1050psf is quite cheap considering a few parcels of land within city center were transacted between RM 3-4k psf recently.

little bird told me 40% which is kinda surprising.

if it's true, what went wrong and why?

Why blame it to marketing ? They just have to price it correctly it will sell well. The other tower they did not do much marketing and it is mostly sold !

I would say it's greed overtook the rational mind.

Well I think more precisely it should be a pricing problem than a marketing problem for the later launched tower.

And I thought the tower numbering it's not tower 1 for the earlier launch tower ?

I came across a full age advertisement in newspaper for TR. know what, it a BIG letter "R" hanging on a door handle. That pretty much 90% of the whole page telling you nothing at all about the development. What kind of marketing is this? rclxub.gif rclxub.gif rclxub.gif

I believe weak market sentiment & high price tag may have contributed to the poor sales but how do other nearby projects perform? Opus, Bukit Bintang 101, Tribeca & etc. I have heard very little about them.

Btw, those interested to know more about Gamuda's current & future projects can grab a copy of the Edge this week. A special edition on The Edge Property Excellence Awards. Many news on other developers as well.

My friend told me he when for Midvalley property expo. Sibeh no pipu and quiet. Once he goes in All agents from different project Rush over surrounded him up to introduce their project. Market now ini macam ask u scare or not.

Now some property Guru group From ptxx, skxx said good time to buy when property market is quiet...

Last time when property hot. Ask pipu Fast fast buy don't lose out.... If not next time very expensive cannot Afford to buy..... Cakap Orang pun them, Cakap ghost pun them.

When property very collapse those buy when hot and quiet also mati. And they come out again said now is the real golden opportunity to buy buy buy property. And totally forget Liao how they make pipu mati in first 2 round.

If property Lagi drop or stagnant no move up. 3rd round also kena jialat mati. Then those guru they will come out a new tag line to buy buy buy don't miss the last boat... And goes on

Of course price is one of the factors that affect the sales. If the South tower is priced from 1100-1200 psf, I believe the sales will be much better than now but first phase buyers will be unhappy lor. So you can't please everybody.

But this Gamuda Land is not the kind of developer that advertise heavily, give a lot of freebies or reduce price in order to push sales. They believe if they deliver good products & add extra value to the products, when the time is right, people will buy eventually. At least, this is what I see in their other projects like Horizon Hills & Bandar Botanic.

Opus surrounding is a bit run down. Only advantage is nearer to 118 compare to robertson. In my opinion, robertson has more catalys. Nearer to BB,nearby pudu new developmnt & plaza rakyat revival.

The nearby BBCC residential units are reported to be selling for an indicative price range of RM1,500 - RM1,700 psf.

This is good news for buyers of Robertson especially those who went in early.

Outskirt kl pj, suburb kl pj areas new project pricing so kisiao high even higher than some kl city project that launch 1 -3 years ago. New Kl city centre development got no choice just lagi shoot up the price lor.

Indeed. The price is just indicative at the moment. Will get to know more details soon as they will be launching sometime in 2Q 2016.

Another interesting point to compare is in terms of the absolute price. The smaller the unit the pricier it will be in terms of PSF, and Vice-Versa.

Nonetheless, it depends on the developer to right the size of the unit to lure the target market and given the current market condition.

I believe they will look at the surrounding area (Robertson included) to benchmark the price and to ensure it stays competitive.

Just my opinion.

Which MRT u referring to, MERDEKA or BKT BINTANG ?

LRT Plaza Rakyat is just across the road, and there will be a tunnel link to Merdeka station by KVMRT. (under construction, see photo attached) icon_rolleyes.gif

Wow. That's amazing. What better way to prove a claim. I always just price this linkway as an added bonus for Robertson IF they really do it. A big IF for certain developers which sometimes never fulfill their promises. Always just at the "proposed" stage but no actions thereafter.

underground walkway is a bit tricky in bolehland. some of them are sorta abandoned due to cleanliness and security and flooding.
but if maintenance under local council, sigh!

Good as in not directly beside the station which means the flow of people transiting would not be right within proximity. However, not desirable for the proposed mall as it would need traffic flow unless it has its special catchment that could attract visitors.

That's why it's important to have dedicated walkway, like the elevated walkway from bukit bintang to klcc. Imagine try to walk from Robertson to Hang Tuah mono rail going up and going down hill under Malaysian humidity, that's too difficult for the expats.

i think this is measured from plan. hence conversion to walking distance would be a lot more.

this is real distance from walking. 600m isn't that bad but if it's sheltered then it's much more tolerable.

the interior design may not follow exactly the show house unit, anyway, if you buy unfurnished unit, the entire floor will consist of unfurnished units, can be quite hard to rent out if there is always reno on that floor

ya plus kitchen cabinet, that's pretty much all the major. Good side of unfurnished is that you got to choose your own design color and style !

The interior design of the show room is not nice at all (ugly in fact) and 4 years down the road, all will be outdated including the aircon...

I have client spend Rm75k.....to furnish a studio......result so so...... after gst...things are not cheap now

Ya. Bbcc a good project to buy. In fact many city center, MK, damansara projects are better buy than those suburban selling at future prices.

plaza rakyat plan to redeveloped next year. Think it will come true one day, water already suck out, compensation paid to early purchaser. 118 want to be a new iconic landmark in kl, cant just leave the eyesore there, sure someone will pushing this move on

Actually, you believe it's bad Fengshui to have a Hospital near your place? But if you think logically, the hospital should cause minimal disturbance to you (maybe the sound of emergency siren but usually they switch off when they reach or depart from hospital). Other than that, I couldn't think of anything the hospital shall affect you besides your Fengshui master says its bad (I am not familiar with Fengshui so can't comment much but I believe not everything the fengshui master says is correct because our world & environment keep changing everyday. Fengshui is based on statistics & historical data. For example, people with ears like Lee Ka Shing should get filthy rich. But you & I know this is not always true right?).

On the contrary, isn't it life saving when you need to go to the hospital immediately during emergency?

I personally feel Robertson will be great for short term rental. very near to Petaling Street mat salleh tourist will like hehe

Actually most mall are doing very bad with so many people buying from lazada, Gemfive etc etc.

So many mall coming up. That;s why govt not issue mall license recently.

Will add into list are shopping mall @ BBCC, Menara PNB 118, Plaza Rakyat.

That is why Robertson mall need to distinguish itself from high-end mall BBCC, 118, Plaza Rakyat.

But, I dislike the idea of high end fashion wholesale mall. They selling high end price residences here, but "wholesale" party would destroy the image and "wholesale" brought the image of large number of retailers, crowds and etc but how high end fashion able to bring high crowds where these people rather walk and shop in shopping malls with comfort and if they are VVIP, the new dress or fashion clothes are send to their home for trial or as catalogue.

No lah, like what I mentioned, I did not buy and not interested into this Robertson anymore. I like Gamuda but current price vs previous price was overly big gap and wholesale mall doesn't make sense for me. But not sure for other buyers, maybe they see something which we don't feel.

For me, I seek for long term rental. It's difficult to sell now based on current market sentiment but we wont know 10 years later on.

I wouldn't mind staying there if I work nearby. I always like to use Swiss Garden Residences, Casa Residency & Casa Mutiara as benchmark since all are located nearby. I believe in terms of capital appreciation, all have done pretty well & early buyers must have made handsome returns. With that in mind, I assume that demands for rental either short term or long term must be pretty good to support the price growth.

well it is a fact that newer condos tends to attract existing pool of tenants surrounding the area.
typically like mont kiara, whenever a new condo is completed, there would be migration of existing tenants to the new "toilet".
but usually rental remains the same as the old condo.
then the old condo generally starts dropping prices.

but for robertzhai case, it's not so much the old condos they need to worry about but rather the bbcc which imho is a much better product and proposition to would be tenants going into this area.

so for same rent, bbcc vs robetzhai, tenants may go for bbcc more.
and between old vs new between them, robertzhai may need to drop rent to attract tenants to fight with oldies.

besides the "new" factor, what is Robertson offering that the other 3 can't?

stone throw away, we also have BTS, BBCC and a host of condos at Jalan Ceylon.

I feel that the old timers which may feel dated such as BTS/SGR/CR/CM won't die lah since it's already matured.

The new wave of completion such as robertzhai will need to fight for tenants against BBCC especially and to a certain extend tribeca, dorsett residences. they may also need to complete with opus opposite kl118.

Agree. I simply want to point out that the demand for rental is there since the surrounding condos are doing pretty well but of course in terms of of rental yield, old condos might have the edge. However, I believe new condos do have their appeal since they are new & perhaps able to fetch slightly higher rental.

The entry price for Tribeca, BBCC & Dorsett is another level higher lah. Rental also should be higher. Can't be compared to Robertson. Opus might be about the same but dunno much since very little news. Btw, is Dorsett still on or cancelled already because not much news also. Or you mean D'Majestic?

Erhm, low floor or different facing? It slightly lower than the sales agent quoted me during my visit at early Dec. I was quoted RM 1,366 psf for unfurnished and RM 1,511 for furnished package. But, I dislike the given specs and freebies compare to BBCC as well as late buy and too high price compare to early buyers.

Couldn't remember the exact floor but high floor. Yes, BBCC suites 1 is around that price. If not mistaken, the bigger size 2 bedrooms was around Rm 1600 psf, the only units left face KLCC and the mall garden. I got mine 654 sq ft at RM 1646 psf nett nett.

Thx, pretty straight forward. Rebates 5% and RM 10k from initial 10% downpayment, booking RM 10k.

No furniture but fitted in like kitchen cabinet top n bottom, bedroom cabinet, as per showroom Electrolux hob, hood, oven, washer dryer, 3 air cons, forgot what brand is the bathroom sanitary items. plaster ceiling with downlights. 1 car park. the specs almost same like the residences Tropicana, 8 conlay etc but not furnished like them. Suppose want to get 554 sq ft but think few days the last unit facing klcc also not available dy. But happy to get the 654 sq ft because looks quite spacious.

Like The Residences, cosy enough and 700+ sq ft quite spacious but the modern design more to entertaining living made me worried I hardly dispose back to age below 40s and the price of RM 1.76mio with RM 1.1+ psf maintenance fee for 700+ sq ft put me off. 8 Conlay, totally no idea why they sell such price and if I have the budget I would wanna get Pav suites small unit.

No, The Residences is by Tropicana at Jln Ampang, just next to KLCC or opposite Wisma SDB. The location is good but my feeling is same like most other highrises surrounded KLCC, stand alone building and usp is only next to or walk to KLCC. The walking distance to KLCC is pretty good, just few min away but too bad it's too near KLCC so the view is almost fully block by KLCC in front of you.

Yes, the Residences maintenance fee is RM 1.10 psf, that's too steep for me. If 700+ sq ft unit would be around RM 800 a month. Can't imagine such price since they also have 3 bedrooms unit of over 1.1k sq ft. Pavilion Suites is RM 1.20 psf but well, it's Pavilion anyway, the branding also win dy.

BBCC maintenance fee is RM 0.60 psf, I think quite fair given that it is also high end residences and all small sizes. My unit would be around less than RM 400 a month but hope it wont higher than RM 0.80 psf in next few years.

The 2 bedders is more to open concept and it seems the kitchen cabinet looks stylish. I ok to the idea of foyer facing kitchen top but I like the idea of 2nd bedroom was hide away from living hall. 1.5mio should be very high floor near level 47. when I booked for facing klcc, notice only this 2 bedder units left except the last unit of 654 sq ft at lowest floor. the 2 bedders highest floor unit was 21st floor and was quoted 1.36mio after rebates, it should be slightly lower for remaining few units at level 10-14 I think.

the 1+1 bed Cc only available at middle and high zone, level 20 onwards, I wish to get this but fully booked. Just Rm 10k premium for corner. The level 5 is C intermediate unit, it was available few weeks back. now dunno.

I like 3 stonor honestly but when I visit their gallery, it took me and my friends just 30 min to leave the gallery and will never buy anything from them. probably I like the size of 600-700 sq ft but the attitude of sales staff really thought we can't afford to buy and never bother to serve or answer us.

I not sure why BBCC, most probably we feel good and we wanted to get anything but phase 1 or 2 and since it is a long term investment, we feel more room to grow. I like the idea of their new shopping mall where their partner co, Mitsui bring about 30% anchor tenants from Japan and the infrastructure plus geographically of PNB118 is nearby and TRX also nearby. If Robertson is not last phase or price had increased 40%, I might consider Robertson although lower spec. I like Gamuda but I not sure their highrise quality, a basic development.

The residences by Tropicana pricing killed me off. slightly 50-60 sf bigger than the bbcc but 650k difference.

yes you were right abt the price for 2bedders. the reason why 2bedders have leftover is bcos majority units in block A is 2bedders and same with 1bed+ 1+1bed.
studio has the lowest numbers of units so as the dual keys. dual keys got 2cps but you actually paid 40 0dd grand for the extra cp.

Hahaha, ic. Sorry, but my first impression was always the time I walked into the gallery and how the SA served me. I doesn't mean he / she must be hand some or sexy bomb on a red carpet at vip lounge, well that is extraordinary service, but importantly how he or she look at us and present the project to us. If I really like the project and intend to buy, I will analyse there myself rather than keep asking them and go again to request another SA.

I doubt the particular SA would be able to provide good after sales services if the first impression already gone.

The Residences? Maybe just past half trophy for me, I rather top up and get pavilion suites for trophy buy. Honestly most of the discussed props above, I believe none are for short term. hahaha.

Like The Residences, cosy enough and 700+ sq ft quite spacious but the modern design more to entertaining living made me worried I hardly dispose back to age below 40s and the price of RM 1.76mio with RM 1.1+ psf maintenance fee for 700+ sq ft put me off. 8 Conlay, totally no idea why they sell such price and if I have the budget I would wanna get Pav suites small unit.

Thanks for the info. The Residences, 8 conlay or 4 seasons are branded properties while BBCC are more like integrated development. A lot of people think that the KLCC's address is more premium compared to this Pudu area but with that price tags, it leaves very little room for price appreciation. Those branded properties are more like collections to the ultra rich instead of investment.

On the other hand, I can see this Pudu area is slowly going through transformation with very exciting projects like BBCC & PNB118 under construction. Not to mention its close distance to the future Bandar Malaysia & HSR terminal. I think the potential is there.

what i see is the higher floor you go the higher the price per sqf.
maybe the one you looking at is no longer available...
the one she intro me is 600++ sqf and selling at 800k++ (fully furnished)
but there is also smaller unit 500++ sqf also selling at 800k++ but slightly cheaper but is bare unit.
the bare unit is at higher floor and the fully furnished is at lower floor which made the differences.

Plaza Rakyat was supposed to start work in June 2017 but not moving at all. Risk is still very much alive.

not all developments are created equally.

just looks at KLCC areas. some older condos prices hardly moved despite the next door's new condo started selling way more expensive.

honestly PNB118 is nothing. there is no energy attached to tis project......nothing like BdrMalaysia or TRX, at least there is talk, good news or not so good news.

The project, which was first intoduced in 2014, is slated for completion in April 2018.

Ngan said the developer will be focusing on its township developments in the near future such as the 800-acre Gamuda Gardens north of Sungai Buloh and the 257-acre twentyfive.7 near Kota Kemuning.

“And in six months’ time, we are also looking to launch another new township at the south of Klang Valley — Gamuda Cove,” he said.

eco city - not surprised, Setia quality is nothing to shout about.
if i were to buy such a premium priced project, i would expect top quality design and interior fittings.

for not FF, it already complete with tile and ceiling. the so called FF is merely for kitchen cabinet, ugly curtain. Not sure if sofa and bed included. even they are, not worth it.

somehow somewhat somewhere if the project is high in demand for rental and subsale, agents will find ways to cari the owners listing de.

some ppl said you can buy the list from TNB, Syabas or some other sources......but hersay lah....don't know how true its.

Quality Gamuda is far better thn Setia
But branding is far lower thn Setia and Eco

For this Robertson can success or failure only time will tell.

With current market condition and the current package and price is right time to buy? Any taiko here can advice

robertchai only a steal IF you entered before official launch. BUT then again, can subsale owners find buyers for their properties at 1500psf or even lower is still a myth.

Can be low but Not likely to get it at 1k psf .
Those who Buy early their log in price pretty low especially small unit (700k below) thy can rent it very low 2000-2500 which lower thn the rate of swissgarden , thy should be enough to cover 80% of their instalment and wait after 5 years thn thy can enjoy no gain tax.
SA told me developer also getting estate agency to help owner to manage short term tenancy like Airbnb.

If I’m 1st phase Owner it doesn’t make sense For me selling at cost price when i can hold, unless facing financial difficulty.

a lot of initial buyers were Gamuda staffs, directors, associates, business partners.... normally the fire sales and lower than market price units are released by the staffs/directors which they normally got discounted price 10 to 20%...

agree....not everyone is keen on rental. 2000 to 2500 per month is nothing to the directors or associates that hold multiple units.

they prefer to sell and move on.

1)Very sure wat u will get , especially a lots of developer thy using very attractive artist impression but when completed u will feel like paying a condo price to buy an apartment
2)Quality and workmanship. Basically the property is completed thy can hide and bluf
3)The real market response for the property. Example Bukit jalil (Kiara 2 vs the. Z residence )
4)if the market value is higher and the selling price is lower can even get higher loan or 100% by mark up the price
5)won’t cheated by those marketing gimmicks like GRR

Anyway I dont know who is Gary chua , just highlights some reason y should consider buying from secondary market

Keys collect for my unfurnished unit is next week. Few owners collected keys meet at mamak shop down there said quality not so high end

My furnished unit plan is March / April 2018 keys collection. Still not sure.gamuda staff said.

ok just minor defect, nothing much to complain about. mine is unfurnished. the only complaint I have is the cheapskate aircon, so bloody noisy !! Bet most cant sleep with it. Normal noisy aircon is what u get.

ok just minor defect, nothing much to complain about. mine is unfurnished. the only complaint I have is the cheapskate aircon, so bloody noisy !!  Bet most cant sleep with it. Normal noisy aircon is what u get.

Sometimes they purposely designed it to be narrower to stop ppl from speeding and reckless driving. U know lah....we malaysiams....

But vortex carpark.......they should put a sign at entrance that read like this

'The car park is designed for A segment cars only.'

I was once followed a mazda cx5 driver in front......its worse than waiting for paint to dry.......seeing the driver try to navigate his or her way out from 6th floor........i swear i can have roti canai and teh tarik at car park, finished my meal and he still not made it out yet.

Collected the key as well. Found 17 defects on the unit.


Agreed on the carpark took me sometime to reach to mine level 4 carpark and I am can’t find the way out when try to exit

notice few floors of the car park still a lot of work still need to be done and there aren’t any proper lighting in there yet

Yesterday 8pm night visit mine unit the corridor to mine unit they dint turn on the corridor light

Feel they rush on the vp and still some work need to be done on the commond facility. Unfair for us that start to pay the maintenance fee.

What will be the best offer from the Airbnb operator? Anyone compare already?

Bad deal. You check the rental fetchable from swiss garden residency you know. Swiss garden is an older place now, it is at a disadvantage compared to Robertson. There is no problem for robertson to establish itself a name in the same space.

p/s: I think there is a problem trying to measure the rental return based on psf. Perhaps the smaller built up has higher psf rental and the bigger built up has lower psf rental.

Mine is the same type as yours. Wondering to get a queen or king. Find the room a bit small.
I also want to make an access from the wardrobe area so that visitor can get to washroom without go tru master.
mine minor defect but notice rust at washroom glass door handle.

The workmanship really great !
Even public washroom, tiles, everything in order .

The theatre room also looks nice with the star ceiling, heard cost more 10k for the lights effects

Retired Korea. Few old ladis ... they actually also walk to thung shin hospital saw it when I sit at mamak there...r u into milf?

Now car exit go from level one not g floor.... the road so many cars park side by side.

Also from robertson. Shorter ways go to kajang is it u tum berjaya time square? Or go china town ?
