With Airbnb operation, your unit and common area will have significant higher rate of wear and tear, issue of noise, significant higher traffic and potentially security breach. Some guests are using airbnb for parties, drugs etc especially if operator didn't filter the guests.
Landlord who only have short term view will rent out to the operator so that they can quickly cover the installment. However the renovation that they done are having a quicker wear and tear as well.
On macro view, if the condo has significant number of units operated as airbnb, the long term tenant will leave as the condition such as traffic at lobby, guardhouse and facilities is not favorable to them.
For the operator, it is asset light operation. they are quite happily sign the tenancy for renovated units, make a cut from assets which they do not need invest or have loan on it.

Totally agree with you. I am not keen to Airbnb too. Better left it empty and look for better long term tenant. the operator or airbnb will just come in for one or 2 year and leave for a newer unit bbcc &/or tun razak exchange just like what swiss garden are facing now. MRT is considered far with walking distance... no shopping mall attached (just wholesale mall which chances for failure is very high), not in heart of Bukit Bintang...their strategy is very obvious.... just built and cabut.... when comparing to Sunway Velocity.... about same price tag... Because some prospect buyers didn't consider the repercussions to rent to Airbnb operators . And yes.. when new projects VP...these operators just move...

I meet a guy working at Tung Shin as Doctor ( from Indonesia) and he is renting here. He is not buying because he is staying @ KL for one or 2 years. After that further study again @ UK
