With Airbnb operation, your unit and common area will have significant higher rate of wear and tear, issue of noise, significant higher traffic and potentially security breach. Some guests are using airbnb for parties, drugs etc especially if operator didn't filter the guests.

Landlord who only have short term view will rent out to the operator so that they can quickly cover the installment. However the renovation that they done are having a quicker wear and tear as well.

On macro view, if the condo has significant number of units operated as airbnb, the long term tenant will leave as the condition such as traffic at lobby, guardhouse and facilities is not favorable to them.

For the operator, it is asset light operation. they are quite happily sign the tenancy for renovated units, make a cut from assets which they do not need invest or have loan on it.

Because some prospect buyers didn't consider the repercussions to rent to Airbnb operators

And yes.. when new projects VP...these operators just move...

Whether in career, investment etc... You need a hard work, knowledge and time....remember that. Thereafter of course you need luck, gut etc..

Most want to skip few steps (short cut) for success... Lazy to do work, engage inflated reno company...no skill and knowledge... Pay fee to guru.. Want to cut short time....go for loan compression/cash back scheme.

I feel sorry for your friend. Yes the guru is partially to be blamed to promote overpriced properties with cash back. However your friend is not blameless either. Your friend must be blinded by the greed of cash back given that he did loan compression for 5 units. Also... Robertson is old project and to be honest given current Internet era, all info is pretty transparent especially pricing. Just a few minutes research already reveal the true pricing.

The only way now for your friend is to accept reality, he bought over priced property and find solution to his issues in hand. Or hustle by doing few jobs to clear the debt. Tough time will guide your friend to be a man.

The same happened in robertzai will happen again in many bulk purchases in next 2-3 years.We shall see the same postings all over social media.

The reality is all these cash back and BMV deals are artificial and no way the general market willing to pay the market value.
