Rent to Japanese, but i see many around this price and of coz is the furnishings also la. Some use all Cavennzi PVC sofa u see also no appetite than lower rental lor.my client quite decent furnished la. Furnishing with taste Spend less than 20k he told me.

If got i’ll fast fast grab. Been shopping around AD so far POTPOURRI are top of my list. ARAGREEN my 2nd choice. MAISSON & H20 Big NO. Different class.

How about Cantara? It is pretty decent too.
About the same PSF?

Oh yeah, CANTARA not bad too. But dunno how much. Weekend going to have alook.

May i ask why AD?

I think the location is very central, near to KJ, Damansara Utama, BU, Subang Jaya, Tropicana, KD etc though traffic can be bad, but that is pretty much everywhere nowadays.

Also the back road passing by Ara to Tropicana/KD side or 1 tunnel to BU/Damansara Uptown/Utama side and the 2 tunnels to SS2 side/KJ Paradigm mall side make a lot of difference, if highways aren't preferred.

Facility wise, ADMC(sister of SJMC) is there, Citta Mall is good for F/N though ntg much with Village Grocer, Jaya Grocer, Hero market, Tesco is quite next to each other.

In the end, it depends on personal need.

I don't know why AD has not been in my radar all these while........missed all the good opportunity to buy there.......

but within Ad itself, chinese kopitiam shops are far in between, and the dataran ara shoplots that have cina food closes on sunday........

some project like eve suites... if u go in at early bird pricing... the rental yield not bad also one... but not sure how much furnishing they throw in... but for appreciation... not much movement to date...

Eve Suites come pretty much partial furnished. Summore got LAD.....

but that part of AD (assumed it is under AD), a bit chap. Only good thing is very walkable to LRT.

but in term of pricing... those nearby potpourri all pricing on the high side... appreciation space very limited... and rental cant see any future with installment on a high side... and they are not especially close to lrt...

Yes all the cina kopitiams aren't active during weekend, weekdays there are extremely busy crowds for S11, face to face, doremi, lao you, happy restaurant etc.

Yalo boss, potpourri rental will be very high, mostly for small family own stay maybe? due to the fact that most smaller units only have max 2 rooms, biggest layout type A I think 3 rooms only?

If is an auction unit u think the bank will sell lower than SPA price? You slowly wait la...have u been to auction B4? If you’ve been than you will think this auction thingy is a rip off. There are no free food is this world.
