Your budget can fit Skylake i7 (slightly better and cheaper combo compared to Xeon E3 1230 V5 + C232 mobo) without any problem.

Intel Core i7 6700 - RM 1318
Gigabyte H170-HD3 (D4) - RM 486
Kingston 16GB (8GB x 2) DDR4 2133MHz Value RAM - RM 392
Kingston HyperX Fury 240GB SSD - RM 405
WD Blue 1TB HDD - RM 215
Seasonic M12II EVO 620W - RM 363
Thermaltake Versa H25 - RM 185

Total: RM 3363 (ETech price inclusive of GST)

Included a decent PSU as the preparation for future GPU/other hardware upgrade.

Thanks a lot.
Mind if I ask where to find Etech price list?

Some items might have outdated price, they will quote you the latest price and discount (if any) if you message them via FB/Whatsapp.

GTX980Ti is twice the price of R9 390, not possible if you include a 1ms FHD monitor + 16GB RAM in your 6.5k budget.

Intel Core i7 6700 - RM 1318
Gigabyte H170-HD3 (D4) - RM 486
Kingston 16GB (8GB x 2) DDR4 2133MHz Value RAM - RM 392
Sapphire R9 390 8GB GDDR5 Nitro - RM 1549
Kingston HyperX Fury 120GB SSD - RM 209
WD Blue 1TB HDD - RM 215
Seasonic M12II EVO 620W - RM 363
Asus DVD-ROM - RM 69
Corsair Carbide Spec-01 - RM 240
BenQ RL2455HM - RM 765

Total: RM 5606 (ETech price inclusive of GST)

If you really want to get GTX980Ti, then here you go, you have to settle with mATX mobo, 8GB RAM, no SSD & ODD and a cheaper case.

Intel Core i7 6700 - RM 1318
MSI B150M Bazooka D4 - RM 399
Kingston 8GB DDR4 2133MHz Value RAM - RM 196
Palit GTX980Ti 6GB GDDR5 Jetstream - RM 3099
WD Blue 1TB HDD - RM 215
Seasonic M12II EVO 620W - RM 363
Thermaltake Versa H25 - RM 185
BenQ RL2455HM - RM 765

Total: RM 6540 (ETech price inclusive of GST)

Value RAM doesn't have the enclosure so it looks naked and plain, those high performance and expensive RAM's are also having green PCB, you just cannot see it due to the addition of enclosure.

FreeSync and G-Sync both are expensive technology, don't expect to be able to get it at cheap price tag, the cheapest one that I found is Samsung UHD U28E590DS (RM 1899), quality is so-so only if you compare it with other monitors.

If you want to build your rig at lowest possible price, then you need to hunt them one by one, different sellers have different prices, some items are cheaper here, some items are cheaper at other locations/shops.

Overclocking requires plenty of time and patience, you need to adjust the settings yourself and test it with software to ensure your PC doesn't crash with the new clock speed and voltage during the operation/gaming, you won't benefit from it if workload is low (very hard to notice the improvements, might not worth the money and effort after all).

I did include ETech price inclusive of GST at the end of the post.

You can check their price here.

If you want to get at lowest possible price by purchasing from different sellers, please do the research yourself.

I suggest you to go for 3k build instead, 2.5k build with monitor included will reduce the performance by quite a big margin.

Intel Core i3 6100 - RM 485
Gigabyte H110M-DS2 (D4) - RM 289
Kingston 8GB DDR4 2133MHz Value RAM - RM 196
Zotac GTX750Ti 2GB GDDR5 ZT-70605-10M - RM 509
WD Blue 1TB HDD - RM 215
FSP Hexa+ 550W - RM 188
TP-LINK TL-WN881ND PCI-E WiFi - RM 63
Bitfenix Nova - RM 149
BenQ GW2270 - RM 429

Total: RM 2523 (ETech price inclusive of GST)

Added a PCI-E WiFi adapter for WiFi connectivity.

Hi A friend has ask me to help them look for a 2x computer
1x Office
1x Home and simple/medium Gaming
Location = Taiping Perak

Since its a considered a low end system, I opted to buy a pre made PC as it seems cheaper, not to mention hassle free.
I have narrow it down to the 2 bellow

============= OFFICE ==============
RM 975.20
[25/01] Lenovo ThinkCentre Edge 73 10AS00BDMA PC
-Lenovo
-G3240
-2gb
-500gb
-DOS
-3 year warranty
http://www.lelong.com.my/25-01-lenovo-thin...6-07-Sale-P.htm

- 3 year warranty, less hassle if anything goes wrong.
- i will add another 4gb ram total 6gb
- looks like a full size tower easy customization CPU can be upgraded if needed later
- atx PSU can easily replaced if anything goes wrong.

Now i need to find Ori Windows. Im still new in lowyat assume below all good sellers for Ori OS?

I was thinking of choosing Windows 7 or 8.1, they just need something stable office environment.
What you guys think?
Not sure if Windows 10 is suitable for them.
-Just dont like the idea of windows force updates and can potentially screw drivers and other stuff.
-Big Brother mentality, scanning system.
-Cortana which they will not use and probably slow their system

Or just buy the slightly more expensive i3 Asus PC below, but less warranty 1 year compared to 3. really like the 3 year warranty tho.

- For their normal office environment, I dont think they can not tell the difference between a Pentium G3240 vs i3-4160, I rather spend the money on an 120GB SSD instead and extended warranty instead.

============= Gaming ================
RM 1,259.00
ASUS K31AD-BING-MY001S I3-4160 2GB 500GB W8 PC

-Asus
-i3-4160
-2GB
-500GB
-Windows 8
-1 year warranty

http://www.lelong.com.my/asus-k31ad-bing-m...6-08-Sale-P.htm

- i will add another 4gb or 8gb RAM
- looks like a full tower easy customization CPU can be upgraded if needed later
- looks like an atx PSU with 250 watt
- i think i can get away by puting a GTX 750 ti with out changing PSU.
- BUT for the price of a 750ti I can get a R9 270 which has amazing value for money, but i will need to upgrade the PSU.

------ PSU upgrade option ---------
RM 140.98
FSP HEXA+ SERIES 400W 80 PLUS POWER SUPPLY (HEXA+ 400) 80+
http://www.lelong.com.my/fsp-hexa-series-4...7-01-Sale-I.htm
RM 164.30
FSP Power Supply HEXA+ Series 450W (HEXA+ 450)
http://www.lelong.com.my/fsp-power-supply-...7-01-Sale-I.htm
RM 183.38
FSP Power Supply HEXA+ Series 550W (HEXA+ 550)
http://www.lelong.com.my/fsp-power-supply-...7-01-Sale-I.htm

I think I can get away with 400W and save??
The PC with no graphics is not going to use more then 100W, r9 270 is not going to use more then 150W, total 250w max, is my assumption correct?

============================================
I have also concidered the blow but it not made my shortlist
coz Win10, slimPC, slightly more expensive.

RM 1,378.00
[25/01] Acer Aspire AXC705-4170W10 PC *i3/2G/500G/Win10*
i3-4170
2gb
500gb
Win10
3 year warranty
slim PC not easy customise later

mITX mobo only comes with 2 RAM slots, so you can only fit 2 of your current 2GB RAM onto it, making it total of 4GB, might not enough for moderate/heavy multitasking and gaming.

With RM 500, you can get MSI H81I + 8GB DDR3 1600MHz RAM.
