Iinm, it's due to pricing vs specification. Good pricing with the features you get.

Example. MSI B150M Bazooka provides you with 4 Ram slot, but some other brand only come with 2 slots and sometimes more expensive.

Every chipset has it's own generation. Example LGA 1150 Socket goes with B85 Mobo. LGA 1151 Socket goes with B150 Mobo.

You can just google the socket number and they will tell you what mobo is compatible.

As you can see, the monitor alone is already costing you RM 1199, so you will have to sacrifice other parts to cover up the cost, and this rig is over your budget by nearly RM 400. You can downgrade the GPU to GTX750Ti but I don't think it can push 144Hz in CS:GO/Dota 2 all the time at max settings, unless you are ok with medium settings.

Why go for a Z170 motherboard when your CPU is locked. Typical shop wanting to squeeze money.

Yes CPU locked means not able to OC the CPU.

Z170 is only needed when you have a K processor, which is an unlock CPU. Eg; Intel i5 6600K.
