Yeah,... sad to be right here. I wanted MUST to increase its dpu,... I have nowhere to invest my USDs profitably and 'safely'.

Have you checked your Excess applications ? Did you receive full ? I would think so....

Yes, bro,... epu falls, but dpu remains,... how to tahan ?

But,...........sometimes, epu may fall AT TIMES, but if cashflow/unit is still good, still can tahan. However, if epu falls long term, and falling CONSISTENTLY, then sooner or later, the cashflow/unit will also fall,... and back to cannot tahan anymore.

Don't know if the above is clear... for a REIT, epu is not as important as cashflow/unit, or 'cfpu'.

True because what you said is lower operations cost, and lower operations cost means NPAT is maintained, and then CF is maintained even if epu falls.

Not totally true because it depends on what type of epu too. If the epu has been depending on a lot of Accrued Profits, then CF will fall.

If the cost of operations is due to a lot of cash expenses, then even though this cost does fall, the CF will still fall. AND vice-versa. I remembered this very distinctly because Andy Luong said of this when he explained why UMS' dpu can be maintained in spite of lower epu. He said the dpu can still be maintained because a lot of the company expenses are NON-CASH in nature,...

HPH Trust rose TWICE recently because of Temasek entities buying,... will Temasek entities continue buying ? And... the moment Temasek entities offload, this counter will plunge to 10 cts. ...

For safety, then it's best to wait for the stocks to drop further in order to achieve your objective highlighted above.

If you go in now, you may need to ride out any drop in price that may come along, and to ride out any divvy cut that may also come along. Riding-out IS A HIGH POSSIBLE EVENT if you move forward from here with any SG REITs in-hand,... but it's okay if you did not buy using leverage.

In a worse case, you may need to fork out further funds too to subscribe to Rights Issues if your REIT in-hand has its gearing moving up too high due to higher interest rate expense. However, if you 've selected the right REITs to go into today, you may not need to see a Rights Issue upon you because SG REITs have, after the experience from the 2008/9 Global Financial Crisis, learnt the dangers of too high debt, and their gearing level has been 'enforced' at 45% and below by the Monetary Authority of Sgp (MAS).

Some studies I did this morning to 'exercise my mind' ! I am selecting the TWO most expensive REITs currently in the SG REITs universe, to see how they performed during the Global Financial Crisis (GFC) back in 2008/9.

First REIT !

1) According to my personal data collection, the dpu's given out back then were :-

For FY2007 : 6.93 cts
For FY2009 : 7.84 cts
For FY2010 : 7.66 cts
For FY2011 : 6.73 cts, I believed this drop was because of the big Rights Issue exercise done in 2010 (see note 3) below.

I seemed to have missed-out on the data for FY2008, but the above picture is good enough to illustrate if the dpu did drop badly OR NOT, and whether the dpu was resilient for First REIT during the GFC. The dpu for FY2017 was 8.57 cts.

2) The unit price dropped from a high of 50.49 cts to 28.69 cts, ie a 50% fall. Link is as below,... looks like a really long link here biggrin.gif .....

3) My memory tells me there was ONE Rights Issue done, an Offer of 5-for-4 (ie almost 1 to 1) back in 2010. That was the only Rights Issue ever done by First REIT.

Parkway Life REIT !

1) My data collection started for Parkway Life REIT from Calendar Year 2010 (CY2010), but this is already AFTER the GFC. Hence, I will need to use the records from this website : https://www.dividends.sg/view/C2PU

For FY2008 : 6.83 cts
For FY2009 : 7.74 cts
For FY2010 : 8.79 cts

The dpu for CY2017 was 13.03 cts.

2) The unit price dropped from a high of $1.24 to 71.50 cts, ie a 40% fall. Link is as below,.

3) PLife REIT has never asked for a mandate to issue New Units from unitholders throughout its lifespan till today.

Bro,... I think it's not possible (due to MAS Rules), especially if coming from such transmittal services,... but the best thing to do is to confirm with them. DON'T SEND SGD1000 to try !

The following was published at 9.57 pm last night,.....

Cromwell European Reit completes acquisition of Italy property

CROMWELL European Real Estate Investment Trust (Reit) has completed its acquisition of a property in Italy, located at 13 Via Jervis, Ivrea, the Reit manager announced on Wednesday night.

It said that the Italian state did not exercise its pre-emption right to acquire the property.

It was previously announced in late April that it was acquiring the freehold office building in Italy for 16.9 million euros (S$27.3 million).

After the acquisition, the number of properties in its portfolio comprises 75 properties.

Units closed on Wednesday at 0.58 euros, up 0.5 euros.

Odd, there is no mention of how they intended to buy, ie by what funding method, what's the targetted dpu and nav post-acquisition, etc,...

Hmm,... bro,... I think to each,... his own circumstance for now,... I'm not selling what I ave but I'm also not buying yet,...

I will continue to reap the dividends from the counters which I have bought all these years,... and keeping them side,... I'll continue t monitor the world events abt trade wars, etc,... and try to match them with TA,...

............waiting for a day to deploy my 'bullets' again.

I have a share in US that the performance improving yoy. Dividends are growing.
The POS goes up with it. So everytime there is a correction due to new share issues and dividends paid, I add.  That's the difference of my approach with yours.
