If we have the population of Sg Long, with proper infra and good concept, how much do you think it will cost for DSL?

On my opinion on this project,

As for investment, Seremban is still a town with average income earning citizens. This BSS might be doing a lot to bring attractions to the place, but Serembanians earning is still low, and they could not afford such an expensive house. Most Serembanians go to KL or other places to work, they will come back during weekends. Therefore, Seremban will only be filled up with people during weekends.

Look at S2 Uptown area, during weekdays and weekends, you will know what I mean. S2 needs around 10+ years to be really established and famous. In short term I do not see any prospect to BSS.

But for own stay it's recommended, largely because the place is quite near to the airport and S2. It is quite peaceful with less traffic since it's quite outskirt. The only item you need to worry is the distance to the Kualiti Alam, but I think it is still manageable.

Grand launch for housing project

Property developer Matrix Concepts Holdings Bhd (MCHB) pulled out all the stops to celebrate the launch of its latest project in Bandar Sri Sendayan with a fun-filled evening dubbed “Marvellous Bandar Sri Sendayan” .

The event attracted more than 10,000 visitors who were treated to a preview of the developers’ latest project and other exciting activities, including hot-air balloon rides, movie screening, games and appearances by Marvel Comic “superheroes”.

MCHB sales and marketing head Alex Lim said the event was held to mark the launch of Elymus Resort Homes, the newest addition to the developer’s sprawling Bandar Sri Sendayan township.

“We wanted to celebrate the launch of the project as well as National Day and Malaysia Day. It was a chance for us to treat the community to a marvellous day out, with plenty of activities for everyone from children to seniors,” Lim said.

The response to the event held at the Hijayu 2-Elymus project site was overwhelming, as people began arriving as early 5pm, eager to participate in the evening’s activities, which included a buffet hosted by the developer and basic health screening provided by NSCMH Medical Centre.

The main attraction, however, was the Hijayu 2-Elymus show unit.

“These new homes are spacious, with built-up space measuring from 4,415sq ft to 5,383sq ft.

“Elymus 1 type units have four bedrooms, six baths, a powder room and two utility rooms while the Elymus 2 has an additional bedroom,” he said, adding that quality finishings such as solid merbau timber flooring would be used for the upper floor and staircase.

The project is slated for completion in May 2017, with 64 units available.

Prices for the spacious resort-like homes range from RM1.29mil to RM1.89mil.

Elymus homes will also feature a built-in thermal reflective insulation system, solar water heater system with pressure booster pump, CCTV cameras and high definition video intercom connected to a guard house.

Bandar Sri Sendayan currently has a population of 25,000, which is expected to increase to 120,000 once construction of the new township is completed.

To date, 6,000 houses have been built on 2,093ha in Bandar Seri Sendayan and another 1,500 are in various stages of construction.

The event culminated in a fireworks display at 10pm.

Hard to say Sam gor... if things go according to plan:
- Tech valley fully operation by MNCs,
- Matrix global school gained popularity and packed with foreign & local students
- Icon park and merchant square able to invite strong brands to attract shoppers

Then with BSS's concept:
- Gated & guarded community
- Large built-up of 22 x 80 DSL, fully extended
- Adjacent to one of the most comprehensive and highest quality residential club house in Malaysia
- Also adjacent to a branded international school

I think a price tag of RM900k - RM1mil is not unreasonable.

Of course, this are just my assumptions.

Too bad didn't get to watch the 12D cinema, it had such a long queue!!!! Wonder what is it like?

Why do you think it must be the higher ground unit?
