The history of Salak Perdana,

Previously known as Taman Kenanga, is one of the country's largest abandoned housing projects located in Bandar Baru Salak Tinggi, Selangor. The project was abandoned in 1999. Then NCT United Development has undertaken the re-development of Taman Kenanga to complete the previous abandoned house. The house was completed and KV last year. Then on Jan 2015, Paramount Property had bought over 96ha land from NCT United Development.

Salak Perdana location a bit far from Kota Warisan. Consider this Salak Perdana is standalone township. So far still no commercial area in this location. Nearest commercial located at Bandar Baru Salak Tinggi.

Access road only Jalan Jenderam - Sepang

location wise not really good. Are they going to built a direct access to elite? Curious to know about the pricing as well. The façade looks so so only. Interesting to see whether they can emulate their success in Kemuning Utama.

This area seems like it's going to have a bit of development in future. It's near the Salak Tinggi ERL station.

Surrounding will be future Serenia City by Sime Darby (there's mentioned of proposed Elite interchange), KL International Outlet (KLIO), Xiamen University Malaysia, Sunsuria City.

Just have a look at Wikimapia on the surroundings. Seems like more and more development along the way to airport.

yup..its actually near to sunsuria and ERL station but due to lack of access, people have to drive to salak tinggi-nilai main road to go to ERL and kota warisan...if paramount can built flyover crossing ERL track to connect kota warisan, i think salak perdana will be more attractive

yeah..have to wait their masterplan..i got masterplan from prev. developer but since paramount already takeover this project, i dont think they will follow the masterplan from prev developer

went to salak perdana, the location is surrounding with TNB high tension cable,
there are 2 different TNB HT directions across salak perdana. Sorry forgot to take picture.

Access to ERL station from Kota Warisan will be far.. direct access will sure attract more buyers..

i dong think so, xiamen u under sunsuria township. The development will incldue with apartment, soho, landed also commercial.
also close to KL internatinal outlet will give more advantage to students.

desa vista by OIB is the nearest project..but starts from 485k with smaller built up than greenwoods..salak perdana needs a commercial project after this..residents have to drive out to taman mawar to get their needs

Depends on whether there are commercial area nearby & whether it is convenient to travel to the airports. I think they prefer to stay in more established area with easy access to comm area than in new townships

0 dp and freehold also cannot jalan.
Not so havoc if want to compared with saujana klia and bdr puteri warisan.
Slowly take time to finish the sales for phase 1.
Mostly the reasons is the location and access.

the new Salak Tinggi Interchange Exit 609 its located at Ampar Tenang estate aka sime darby serenia city. This is more closer to Kota Warisan, Bdr Puteri Warisan, Saujana KLIA, Xiamen U, KLIO

Nilai area very competitive bro, some more bumi oso got 10% discount and the NS props are so much cheaper. Developers like Seri Pajam are also very active in the NS area and SDP recently launched Kiara Court at 305K NB price & Azalea 2, so plenty of choices for the buyers in Nilai.

Accesssibility wise, I think the props in Nilai will be more acceessible than Greenwoods?

Any way to connect to this area directly from Kota Warisan? If not then it's tough to sell...Kota Warisan accessibility is much better since there's a new Elite interchange under construction already... Saw the massive earth work near KLIO and the new interchange.

Maybe got some kampung trunk road from KW to SP? That is why Avira is selling so much higher than Greenwoods, one of the factor is due to the accessibility?

i think there will be access to kota warisan in the future...the current dead end roads are leading towards kota warisan..most probably it will link to serenia/sunsuria city and eventually to kota warisan..must wait sime darby/sunsuria to make a move..only time will tell when they gonna start built it

I see. Yes, i also went to the actual site and observed the surrounding. The HTC from my opinion is still far from this project, however, it is pretty close with the existing housing projects (sharing the same jln sp). The good one is those road linking to the site are really wide (all with 3 lanes). I doubt they will just end the road.

I m searching around for new landed property with less than 500k in klang valley it seem so far none unless this one, moreover is developed by Paramount Property.

Should i go for it or should i wait for Bandar Serenia by Sime Darby? I been quite confused that I will make the wrong move.

Sime Darby already setup gallery at shoplot, Jalan Airport city, Kota Warisan (opposite xiamen entrance). According to them it just temporary only before move to Serenia. SDP in their first phase will focus on commercial / shoplot on 2016. Not sure when for residential...

Actually do anyone advice on the proposed plan by Majlis Perbandaran Sepang?

The highlighted in GREEN, as i know already obtained approval from Majlis to build a road to connect to Kota Warisan. I read in article somewhere.
The one highlighted in BLUE, as i go through their plan that those they highlighted in yellow meaning they will reserve the land to build road. The highlighted areas like very tiny i m not sure there will be any plan to build any link to KD. Can anyone advice?
The one highlighted in RED, is part of ampang tenang land for SD. smile.gif Surely it will bloom cz GW land just beside it.

I think the main resasons why this Greenwooeds is selling so cheap is because of HTC, accessibility problem and a mosque located next to it. If Paramount sell at same price with Avira, sure sangkut cannot sell!

Good buy for bumi IMO due to the 17% rebate! thumbup.gif Should be OK for investment, but for own stay depends on individual preference.

Well that day visited the show unit in Avira, is indeed quite noisy because the plane is flying quite low preparing for landing.

Do you all know that whether this Greenwoods fencing will be fenced together with the existing terrace houses or just this 96 units?

Paramount is good. They deliver decent finishing and select quality materials. Those who purchased Kemuning Utama back then will know. Recent ones I am not sure.. hope they still retain their quality

Yes, reputable developer offering good rebate for affordable freehold DSL is really a good deal. But not sure how they will gate their fence next time as this 96 units will be build on the cleared land which is next to the existing units.

Rozita berkata, dijangkakan jalan FT 29 akan menjadi kritikal sebanyak 89 peratus mengikut kapasiti jalan terutama di simpang tiga yang menghubungkan jalan FT 29 dan FT 32 jika jalan sambungan B20 tiada, pada 2039 iaitu 20 tahun akan datang.

“Kontraktor Norwest Holding Sdn Bhd sudha memulakan kerja pembinaan pada November 2017 dan dijangka siap sepenuhnya pada November 2020 dengan tempoh pembinaan, selama 36 bulan.

“Skop kerja pembinaan juga adalah kompleks kerana merangkumi kerja pembinaan struktur jambatan merentasi Express Rail Link (ERL).

“Saya berharap apabila jalan ini siap, ia akan memberi manfaat kepada penduduk sekitar kerana mempunyai jaringan perhubungan jalan lebih mudah dan menjimatkan masa,” katanya.

yea... but in msia... most of the time... the extra cash wont be re-invest... or say... re-invest into the renovation of their house... but in most cases... it wont bring additional value to the property also... haha

I beg to differ with you. For property investor I am sure they will find some creative way to re-invest the cash somewhere else. But for own-stay purchaser of course different story definitely will use the money to reno. But I do agree on the renovation part in Malaysia which do not bring additional value much to the property compared to Western country hmm.gif hmm.gif

How much are they selling for Keranji? And the buildup is smaller than 96 Residence but nevertheless, it's a freehold, old timer developer, near to KLIA Aeropolis and Kota Warisan. A good deal though. biggrin.gif

I'm meeting an agent this Saturday to understand on 2nd phase of Keranji. Eyeing on this as the price looks affordable within my budget with freehold title. Although it's a bit far but 2storey own stay is always better than a condo nearer to KL. Hehe

Okay, went to the showroom yesterday and sales agent sell the phase 1 since it is much cheaper with starting price of RM400k after rebate while phase 2 will start at 450k after rebate but the built-in sqft is much bigger in phase 2, 19xx sqft vs 17xx sqft. Booking is 3k.
Meanwhile, I'm still looking at new project in Banting which slightly cheaper price. Difficult decision.

It's about RM231 per sqft. I'm considering the new project by Horizon L&L 2-storey @ Bandar Mahkota Banting. Price per sqft about RM208. The built up sqft is 1796. Comparing location wise, I believe Sepang is much more modern and convenient where shopping mall and groceries are easily accessible.

Thats quite cheap at less than 400k for a double storey. But true that Banting commercial development seems to be slower. Sepang development is quite aggressive possibly due to many big developer own huge parcel(s) of land there. The infras also seems more advance in Sepang than in Banting.

Hi all, I am thinking of buying 1 unit of dsl for investment purpose. Looking at 2 options:
Sunsuria, walking distance to xiamen, closer to commercial, tod, hvo etc, but RM700k ++ after rebate.
Greenwoods phase 2, not walkable I think to xiamen, less, commercial, htc?, road access problem to xiamen opporsite erl?, but good pricing RM450k++ after rebate.
Dont mind of holding > 5 years. Any sifu can provide some advice?

Taking long due to the cost. It could be faster if let say Paramount willing to sponsor the cost. Benefit to Greenwood and surrounding neighbourhood, but not to Sunsuria residents. I might be wrong though hmm.gif

The location of Greenwoods township itself is quite deep in Salak Perdana. But it is compensated with absolute lower price of the launching there compared to nearest Township. Refer to the map below :

yes indeed, i have thought that too. Sereneria City might do it slowly as their project progresses from phase to phase.
as for Serenia City - Velo Fun Ride by JKR Selangor is happening this weekend at the sales gallery (racekit collection) not sure if they will showcase property /new launch as well. like Pantai Central Park did with the Trail run the other day hmm.gif

The image was taken on April 2019.
The lot size should be from 20x65 up to 28x70 for corner lot. Price range from RM800K - 1.2M.
Heard from Greenwood Sales rep they had some kind of arrangement with KFC which took up 2 lots and 7-11 also going in

Went to the site last week, it seems that Keranji 3 might be launched in the near future as they have cleared the ground next to the Keranji 1 showhouse.

Both Keranji 1 and 2 are located on higher ground which is nice and breezy biggrin.gif

Lol Greenwoods Keranji project just beside Serenia’s land & future development (public space park & residential). There is connecting road from Keranji to this Serenia land. I 90% sure there will be new access from this Serenia area to go Sunsuria & other side of Serenia. What, Sime Darby will let their residential on this side use ‘jalan ulu’ to go Kota Warisan? 😂

Greenwoods will benefit from this Serenia also.

Plus on the blue circle, SP Setia sudah launch their Setia Kota Warisan project.

SP Setia, Glomac, IOI, Sunsuria, Sime Darby, Paramount will be jiran with each other.

I do believe Keranji is a good investment for long term.

1. Saw speedmart doing renovation, should be opening soon.
2. Near the stadium saw some work started.

Anyways, went to showroom for phase 2 yesterday, saw the pipe in front of carpouch is a turn off honestly. And the balcony slab in front is incline, which is weird for me.

so the one you see is inclining inwards, so less space for you to do extension. <<< this is phase 2
did you buy a unit here bro? Im still deciding cause the location seems a be a little far but price wise is a good bargain.

Bro, i am actually going around to see few projects, not yet look into detail like design of the house, space etc, as i am not in the hurry to buy house yet.
That is just my personal opinion about Greenwood. Yes, at the moment the accessibility of Greenwood abit kalah, but price is good. But in the future if the road connected to serenia city is built by SD (the road is planned in the map of sepang authority, but SD seems reluctant to build it yet), the accessibility will be good. Not sure how long to wait for that road, but another road to kota warisan already confirm complete next year as told by agent.
No property will be 100% perfect, as long as you like it and the price is right for you, just go for it. Or if you think accessibility is your main concern, and can't wait for Greenwood accessibility to improve in the future, then look for other project😁

For the extension of car pouch i really got no idea, maybe you need to ask renovation guy, they are expert, maybe they are able to extend it with their own method? Did you asked the sales agent wether it can be extended?

99 speedmart opened already? Then is good for Greenwood residence, got kfc, 7E, 99 all in the rows. Choose a township instead of pocket development, if the distance is not too much of different. Is another project develope by developer with good experience and reputation as well?

Pocket development nomally developed in very small piece of land, maybe less than 30 acres? Is like just develope few rows of residentials, instead of phase by phase, and normally pocket development dont have amenities in their development plan, eg school, commercials, recreation park etc. Greenwood is considered as township because whole development on 200+ acres of land, phase by phase and many amenities planned in the township, so if township is fully developed will be good for the residence, as they can settle most of daily needs in the township. Those projects which developed on more than 500 acreas will be master development, with have even more amenities in their township.

Yup, open already. Got another mini mart and self-service laundry opened also. Not bad, but still cannot compare to Paramount. I already proceed to acquire keranji 2 over the pocket development. Anyone plan to buy can roger me, can share referral money. 😀

just now went to senna showroom they said will open by 2026. and senna will complete by q1 2027.
the road must complete by 2026 they said.
