KUALA LUMPUR, July 29 (Bernama) -- The TamanSari Project which involves redevelopment of the former site of the Pekeliling Flats in Jalan Tun Razak, will see capital appreciation of more than 10 percent in the next two to two and a half years.
Project owner Asie Sdn Bhd's chairman Datuk Abdul Khalil Akasah said the normal appreciation value would go above 10 percent after two-third's completion.
"We hope that the site will be cleared by the end of this year and the foundation completed by March," he told reporters at a luncheon here Wednesday.
A revolving tower, is the iconic feature of the first phase of the project, which is tipped to be another unique architectural development in Kuala Lumpur.
The project is to be developed by Taman Sari Development Corp, a joint venture company with Asie having a 20 percent stake.
The first phase of the TamanSari project which covers 3.754 hectares includes the development of the 60-storey revolving tower, 242 units of service apartments and a four-storey transportation plaza podium connected to a transportation hub.
Beside the revolving tower, another unique aspect of this project is the buildings, that would be developed to withstand earthquakes.
The planning of TamanSari or the Riverside Garden City is by renowned town-planner, Goh Hock Guan and Associates (GHG).The company was also behind the development of Kuala Lumpur's first hotel, the Federal Hotel.
According to GHG principal Goh Hock Guan, the concept and system of the revolving tower is new, and is expected to be patented.
"Besides that, the building will be specially designed to resist earthquakes of up to a magnitude of 9.2 on the Richter scale.
"For this purpose, the company has already assigned a specialist in earthquake design to the project," he stated.
GHG will also implement an environmentaly friendly design, in support of green technology in the country.
Residential units will be up for sale by early next year.
