i agree, this development is far from the cemetery, somemore cut off by a major river. no developer will put words like 'Opposite cemetery" in their advertisement cos it is not a plus point. Look at kimcrest at puchong hartamas, cemetery just across the road, prices increase every year. it's personal preferences and we don't need to keep on bringing up the issues and make developer a bad guy. they also had tried their best in terms of design. my 2cents.

Far or not, it is very subjective. Though it is 200 meters away, there are still purchasers who cancel because of the 'proximity'
As I mentioned before, there are purchasers who proceed with the purchase because :-

1. Cemetery does not bother them.
2. 200 meters is considered far.
3. View of cemetery is not directly in front of the balcony / main door / glass door. Hence, no impact at all.

Yes, I agree no developer in his right mind will put such keywords in their advertisement.

I am not disputing that prices will not go up etc. Just that to some purchasers is they are buying for own stay, this is a definite no-no. Hence they have the rights to know about the existence before even placing the booking.

I am not highlighting issues. I share facts

15 acre Muslim cemetery 200 meters away from O'hako = FACT.

This is something every potential buyer has the right to know.

that's why I said, potential purchasers should know the facts.

proceed no proceed, its up to them.

some may think even though its fully filled up, its ok. YES

others may feel, fill up no fill up. its still cemetery. hence NO

For a serious buyers...please go see by her own eye and do own site visit and analysis....it was not an issue at all....

1. Pricing (👍👍👍👍) If you compare to other nearby projects, namely Twinz.
2. Location (👍👍) If you think of the potential jam in the future before the riverside access road and bridge is built.
3. Design & Concept (👍👍👍) Family oriented, good utilization of space thou the show unit is not that fantastic.

The project below is also Across the River with a large-sized, relatively new cemetery. This cemetery is Nirvana with crematorium.

We can do a comparison between both projects - Ohako and that.

This is not so-called sharing facts, this is influencing.
It is good to let buyers know the true facts and let them decide themselves.
Please don't go overboard, some developer is not that kind.
