I think the developer later realised that the frontage of ekomall has potential to become a bazaars street hence theu cancelled the original plan.......

My assumption.

Yeah, I thought about that too. But existing tenant is only one of the factors. Because lowest renting is 1,900 for FF. And the repayment balance I can considered as savings better than put into FD

TBH I'm not too confident it won't drop further in value, but I can really see myself living there. Maybe sell my car too in the future, and embrace public transport haha

4.98% per annum. Ok lo.. If you have the bullet to sustain for the long run, is alright. But looking at the current market, property prices will only go down. I've heard that the workmanship of this project is really shitty. Is it true?

Yeah, the agent I contacted since last year June, and prices keep going down . Finally now reach my acceptable range. So I figure it's time.

It's hard enough for average Joe like us to invest with good returns, let alone trying to time the market. I figure use it as a force savings every month instead of blowing this money to unnecessary spendings

At current market sentiment, price is likely continue to downtrend. In time of uncertainty, why not wait til year end?

However if everyone waiting till yr end then the market prices will be push high by then. Demand grows right

Not sure. Probably can push down to 500k

From wuhan experiment, 2 weeks lockdown is unlikely to eradicate covid19 in this country. lockdown may be extended or reimpose again. economic uncertainty could linger longer than most expected.

if demand is persistent and strong, property overhang should not exist. however, overhang is widening. until overhang is reduced substantially, price remain suppressed.

loan repayment is a reoccurring commitment, one that not supposed to be late or miss. due to economic uncertainty and almost certain economic recession, some if not many borrowers will fall behind mortgage payment and pressured to offload. hence, price is more likely to track down in next few years.

you could track transacted price from brickz.my instead of listening to vendors and s.a. if demand is strong, number of transaction in a fixed period will be high and price is on uptrend.

if you are not in hurry; suggest you to be patient and call up more vendors, almost certain you could buy cheaper than what you saw recently.

Good that you have that mindset and capacity. Some people like me have commitment and I'm afraid it's take a huge chunk of my income cry.gif
