Provided the developer pays the full amount of lad. what if it obtained a waiver?

If one look at integrated development in beijing and shanghai, will find entrance to hotel, office, residential, shopping mall tend to be on different sides for reasons.

With current i.d, layout, tenants mix and local demographic, this mall at best could become a community mall, and not many of eatery and shops will survive.

For residential rental and subsale, it will be a tough competition.

ekc mall is on the wrong side of the road, may attract visitors during weekend and holidays but not during weekdays. unless rental is cheap, not many shops and eatery could sustain with only weekend crowds.

For reasons, big names conduct traffic study before choosing their sites. whether ekc could defy consumers behaviour, time will tell.

life is not perfect or idealistic especially in making money/investment. many are blinded by greed, ignoring risks. as a bystander, i am just pointed out those obvious risks.

Believe the original mid valley developer was one overstretched flamboyant developer, not igb, and none of mv retail space is sold.

The land and how mv started. mv was built by igb; if you know tcn family, don't think there is any point in last 30 years, they need to beg buyers or anyone to buy.

I guess the approach is very drastic as people who put their money in to a development expect to be able to quantify their investment but when the developer go with a sustainability concept with the keywords use above, is as though they are sending a message they they are using a heavy cost cutting measure
