Hi, I had started to paid monthly installation of balance 25k for 10% since May 2017. I received a letter that the project had completed foundation of the building & request for another 10% payment to be release soon. Anyone are currently same status with me ? I am from floor 33

hi neighbour, i just 1 flr below of u. the developer had send letter to buyer regarding disburse of 10%. u juz need to follow up with ur mortgage consultant about this. if u not getting mortgage then directly pay to developer. i online checked the bank i get mortgage had been disbursed 10% on 15 dec 17.

Definitely Enesta anytime. 1 is with condo facilities VS another is just an apartment. Very clear cut winner here.

Yes, enesta is no doubt a winner because it is apartment with facilities and direct access to MRT.

however, it also smaller, enesta 803 square feet vs vista langkawi 926 square feet, vista langkawi probably the largest rumawip so far. Enesta face directly to main road and mrt rail, which might be little bit noisy while vista langkawi is located furthur away from main road, this also become disadvantage of vista langkawi because less bus access, and enesta have no balcony too.

For me, Enesta kepong is more for Investor which want to rent out, because those who rent house probably working in KL and want easy access to work place, so MRT access is a plus side, although Vista Langkawi not facing the main road, but TARUC bus will pass there, probably you can rent to student too. For own stay, im prefer place which is quite a bit, not facing with main road.

Lastly, facillties is not a concern for me because how frequent we use the facilities? i can close 1 eyes without the facilities.

Enesta RUMAWIP is actually directly behind the Enesta Residential, so there is a whole building to insulate the noise, but yea Enesta is more of an investment type, but RUMAWIP cant legally rent out anyways.

The only reason why i am not buying into the idea of RUMAWIP or Rumah Selangorku is due to the restriction from renting it out.

Yes. I know the gov want to avoid flippers. But then the idea that i have to live there at least 10 years (5-6 after vp) doesnt really help in making my decision. A lot of things can happen.

And yes, you may not get caught if you rent it out but then how are you different from the corrupt politicians. One crime leads to another. No?

well... if its not legally binding in black and white.... how would it be a crime... the court can't sue you for it...

Yes. Price also need to sell 20-30% lower to attract bumi buyers. And usually takes longer time to complete the transaction due to loan issues with current market conditions.

where u working now? for me jinjang is ok coz i working at kl city, not far driving to work. coffee shops just near by enesta. drive a bit is aeon, aeon big, tesco.

working in sabah right now so dunno never explored the area lol.

eateries and stuff got a lot?

got traffic jams and bottleneck roads?

jinjang/kepong is chinese area, tat's y those rumawip still selling bumi lots coz not much bumiputra want to buy at chinese area. lot of places to eat at jinjang/kepong. klang valley nowhere is without jamming. expecting very jammed after all those projects completed. so is better buy property near to mrt as mrt is the shortest waiting time public transport.

I believe got no agents selling rumahwip Enesta. You need to contact straight the developer staff. You can find them via FB: Thriven. PM them at FB. So far been responsive.
And yes, bumi units still available as of now. Before DBKL will conduct the assessment whether you qualify or not. The next round of balloting maybe cater only for bumi units.

I always believe in the future development of an area will boost property prices. I don't see any catalyst here in jinjang besides the MRT2.

Don't listen to those tok kok ppl say hang flower place or karaoke farts. Go there yourself and experience it. The karaoke is there for those old aunties and uncles to sing in the sheltered road side Chinese tai chow. Ridiculously good food there. Hang flower place is nearer to Kepong side already. I dare say noise pollution to your investment here from hang flower place or karaoke whatever you call it is almost non existence. I somehow foresee that the growth for props here will be stagnant due to the lack of redevelopment and influx of commercial catalyst.

Definitely not a place for millennials to live. Super lack of the live work play kinda feel. Nevertheless can embark on the rumawip component and rent to office workers if your moto of investment is MRT2. I don't see how jinjang is an adverse choice if one is okay with Rica or that part of sentul.
