Brighton will have the same process like Ivoris. Similar hassle, need to get pre-approve loan. Those are interested can get details from SA. This time will be a very very very competitive ballot since the ballot is open to 'public'. No privilege for existing EM buyers. Good luck!!

Open to all? Ecoworld not confident existing buyers can absorb the 46 units? Bad market maybe?

Not all but to those who have registered interest earlier. Reason: Ivoris are purely to existing buyers (of course plus associates etc), need to give opportunities to others this time round. Haiz, need to rebut doh.gif

Wa lau leh! Starting from RM1.7mil in Semenyih still like it is going to be BBB. To get a gross yield of 5% per annum, we need to rent at about RM7000 per month for 2 storey. From long term rational investment angle, is it really a good investment? Those who are familiar with the area can advise? It is really very pricey though for that area. How much would an existing 2 storey shophouse at the quite matured Setia Alam worth? Can we use Setia Alam as proxy? I am attracted to this new growth area thus tempted to try luck this time. Missed phase 1 shophouses of both EM and SEH. Heard phase 2 by SEH is launching next year. Would it be cheaper compared to EM? Thank you!

For long term investment, I would say is a YES for Brighton looking at the agak-agak chronology below:

Q4 2015
VP for SEH DSL, Semi-D and bangalow. Those P2 and P3 buyers are high income people. Upon VP, I think they hardly find any cozy lifestyle cafe to in Semenyih. shakehead.gif

2016
News claimed that Ivoris will be ready in 2H2016. If it is true, good news for SEH P2 and P3 owners. Ivoris should be doing good medium to high end business. thumbup.gif

2017
VP for Cradleton, Tenderfield and Gentlebrew. More crowd will be supporting Ivoris but not enough to support the owners.

2018
- VP for SEH medium cost apartment and Taipan Ecohill
- VP for Merrydale, low cost apartment and Brighton
At this time SEH Taipan will be supported by SEH DSL, P2, P3 and low/medium cost apartment.

Yeah. Hope EM next commercial will be launch end of next yr at 'affordable' price. But, need to pay more premium already.
