the manhole cover in Saron is super fragile.. my guest happen to step on one and he fall down to the hole.. how to complain to Sime Darby? the cover is not metal. is like some kind of plastic only..

This sms was sent 3-3-2014. The developer price was 645K onwards and need ballot.

May I know what is the asking price now? I search on iProperty and very surprise that asking price is still around 650K to 680K. There is no capital appreciation after VP in this area.

Any owner / investor here can correct my understanding?

if you expecting 700k above, probably there are number of choices with semi furnish...

it doesnt flip like it used to be.

It could be either bumi unit or staff purchase, still have small margin to earn.
Note that some units have high tension tower in front or nearby.
Apparently flippers without holding power are panic now.

if you familiar with this area... the flood its not that common, only occasionally during super heavy rain.... but generally the price is a very Sime Darby price actually, the previous phase developer units sold out already... I see there is new phase launching soon... but u must register for interest earlier... usually they selling it by balloting due to the excessive interest.... this area riding on the success of setia alam actually... and in setia alam for last year... you cant get brand new DSL at this kind of pricing... hence the spillover effect to this area... but now... the effect minimize... BBR getting more expensive... setia alam new launch also similar price...

Nafiri 2's launch price is at RM 708,888. 2% rebate though. 20 X 70.

All legal fees and MOT absorbed by developer..

It does look that way from the surface.

Pls take note that Nafiri 2 bu is 2024sf, if not mistaken Persada bu is about 1900sf only.

Location wise Nafiri 2 is nearer to Setia Alam whereas Persada is nearer to Aman Perdana.

Finally, we still need to see the final sales package offered for Persada.
