Higher value difficult to sell...market not as wide as before.
Loan is another issue.

as at now... dont think they can charge the similar price as new link houses of setia alam when their own BBR commies haven't matured yet... whereas setia alam already met all the basic daily necessities for its residence... and those who look for new link house nowadays operating at different bracket from those who buy superlink or semi Ds... this link house might be their first own stay house which might hold on for long time...

that's intermediate A1 and A2 type.

land area is 20x70 but looking at the floor plan, ground floor at the back of the toilet has no build up (correct me if i'm wrong) blink.gif

length of house (without car porch) 13360mm compared to SA P17 Albida 12965mm, about 1.3ft longer. width wise same (6100mm vs 6096mm).

new launching will only keep increase due to material price and everything increase... DSL is normal link house... same... haha.... generally new township selling 22 x 75 for more than 600k at least now.... this the norm for brand new landed house... wan cheaper pricing i guess the best is look for subsales... but no free mot no discount no free legal fees all those...

house price already grown so much when u still hunting for one... haha

new - jumping price.

not me hunting la.. is my sis. hunting one for own stay. Die die want klang area. lol.

told her already. cannot find such sub 500k ad. Salary only around 5k. how afford lol. but women logic. u can never understand. Is her decision anyway. if next time finance issue come kacau doh.gif

hahahaha... tak try tak tau ma... build first sell later... pray for the best... this is how is it now... maybe can try look around bandar puteri, aman perdana area still have some okay landed for subsales... see the agent can help ur sis do full loan or not... haha... the fees unavoidable one... 5k can find a house til 600k-700k... but she cant use it to buy car or other financing stuffs anymore...

she now can afford because

the one and only commitment per month is 500 myr car loans and 200 myr utilities bills. lol. no ptptn or whatever. that's why afford lo and save a lot during uni time (free uni edu by gov) and first 4 years working time (in hometown)...

but putting most of the saving in some uncertain decision (deposit) and 30 years house loan like kind of danger lol.

for own stay.... she just need to make sure her job are stable enough... control spending... i think its ok for her la... landed can be an appreciative asset... when she wanna sell it out in the future for upgrade... definitely wont rugi too much.... landed in good location will gone very fast... u see nowadays ppl already build until kuala selangor soon liao...
